Dear Homeowners ... We wanted to give you an update on our closing and winter activities.
WATER -- Water to individual homes was turned off for the season last Wednesday, Nov 2nd. (Those who opted into text messages already know this.) Our filtration systems were winterized and all the water lines in the campground have been blown out. The spigot for WINTER WATER has been moved from the back of the small Log Cabin to the Cedar Street side of the building. (See attached picture.) Please do not park in front of the spigot over the winter. The move was made to allow easier access to the water line for repairs. The old line was tucked behind the filtration tanks and you had to be a contortionist to repair them. (And the line broke twice this year.) And, as always, the Bathhouse is open throughout the winter for your use. LEAVES -- If you are down on weekends during November, you can rake your leaves into piles near the road or bag them (paper leaf bags only). Mike will continue to run the leaf vacuum and pick up leaves throughout the month. If you are down and decide to rake leaves in December, January, or February, please do not leave piles along the edge of your property. The leaves will only continue to blow around. Please bag them (paper only) and place the bags in the area designated for leaves behind the dumpsters. RECYCLING -- Our last regular Recycling Pickup was on Thursday, October 27th. This date is not dictated by the Association but is controlled by the agreement between Gold Medal Environmental and Middle Township for free recycling pickup at seasonal communities. Since then, we have completely filled 2 of our recycling dumpsters! And we'll need to call for an on-demand, payment-based pickup soon. If you have large boxes, please be sure to break them down ... or better yet, take them home for recycling over the winter. Please do not put non-recyclable items in the dumpsters such as fire pits, metal rakes, dirty/food stained cardboard, or condiment containers that still contain ketchup, mustard, etc. TRASH -- Our last regular Trash Pickup is scheduled for Tuesday, November 8th. Please do NOT place any bulk trash (cabinets, furniture, beach chairs, etc.) in our dumpsters as you close for the season. Bulk trash should be taken to the Cape May County Municipal Utilities Authority (cmcmua.com) on Shunpike or taken home. A household trash "on-demand" pickup over the winter costs us the same as a full month of bi-weekly trash pickup over the summer!!! LOCKED GATE -- As you know, we are licensed as a Campground and are required to be closed from November 1 to March 1 each year. Overnight stays during the week are prohibited per Township regulations. Therefore, the winter security gate will be locked from 8:00am on Mondays until 12:00 noon on Fridays. The gate will be open on weekends ... and the following holidays, one of which is coming up this Friday.
CONTRACTOR ACCESS -- As a homeowner, it is your responsibility to open and close the gate for any contractors doing work on your property on weekdays during the winter months. PLEASE DO NOT GIVE YOUR GATE KEY TO A CONTRACTOR OR MAKE A COPY FOR HIM OR HER. If the work is critical and you cannot get down to OSC to let the contractor in, please contact the Board via their email address "[email protected]". Winter Security or a Board Member will do their best to help you out. WINTER SECURITY -- Otto Munz is our on-site Security for the 2022-2023 Fall and Winter. He's located at 1300 Ash right next to the Bathhouse. He'll be monitoring the community and our homes throughout the winter. If he sees anything out of the ordinary, either Otto or a member of the Board will reach out to you.
