Dear Homeowners ... Representatives from the Board and the Association's lawyer as well as several homeowners attended the Middle Township Committee Meeting last night. On the agenda was an amendment to their current Campground Regulations relative to "permanent structures". Instead of stating "no permanent structures" as in the current regulations, the amendment allows decks (built in sections) and prefab enclosures (aka Florida rooms).
The Board and our lawyer voiced our concerns relative to these prefab additions including strength, safety, availability, and cost. Homeowners in our community have been submitting plans, obtaining permits, and scheduling inspections for the "stick built" (wood frame) enclosures they were constructing up until March/April when the Township put a halt on construction permits for "campgrounds". In addition, we are not a traditional campground with a transient population; we are a condo association with long term residents who own their land and individually pay property taxes to Middle Township. Unfortunately, other campgrounds have not been following the rules. As a result, Middle Township felt they needed to put the brakes on construction in the campgrounds within their purview. And, the attached Ordinance was passed at last night's meeting. HOWEVER, all is not lost. The Mayor stated that this ordinance is a starting point and can be amended in the future. He agreed to meet with us and other campgrounds several times a year going forward to air and address concerns. And in the near future, we will be meeting with members of the Township Committee and construction officials to plead our case for "stick built" enclosures. Thank you to the homeowners who joined us at the meeting. The Board will continue to address your concerns with the Township relative to adding decks and enclosures to your mobile home.
