Dear Homeowners ...
The Board received a call from the Middle Township Bureau of Fire Prevention last week to let us know that a Fire Inspection is required whenever one of our mobile homes is sold or the property is registered under a new name. The inspector noted that they had not been called out to Old Stagecoach recently but they are assuming we've had properties change hands. He noted that Middle Township will be looking more closely for compliance in 2025 to ensure that a fire inspection is completed before the "change of occupancy" occurs. If the sale of the property is handled by a realtor, the realtor typically handles this step for you. If you are selling your property privately, you will need to handle this step as the seller. The application fee is $60.00 if it's submitted 10 days or more before closing. (The cost goes up incrementally the closer to closing the application is submitted.) If a property changes hands before the Fire Bureau inspects and issues the CSACMAPFEC (Smoke Alarm, Carbon Monoxide Alarm & Portable Fire Extinguisher Compliance) Certificate, the inspector noted that there will be a $500.00 penalty. A copy of the application can be found on the CMCH Fire Bureau website (cmchfire.com). (Link below.) Please note -- The Board is simply passing along information and will not be policing Middle Township's fire inspection policy relative to changes in ownership. The inspection is for your safety to ensure that working smoke detectors, carbon monoxide detectors, and a fire extinguisher are in place when a property is sold. Comments are closed.
