The water at OSC is officially off for the season. As always, the bathhouse will be open for your use during the winter months.

We have our external vendor in today to service and start-up our water filters for the season. Water may be on PERIODICALLY later today and over the next few days as Maintenance bleeds air out of the lines and looks for leaks in the risers. They will also be looking for any underground leaks that may take several days to appear. Please note that water may be on and off the next few days as we complete the start-up process. We will not be sending text messages for those outages. Maintenance will simply be shutting the water off on an as-needed basis. And if a serious leak is identified, the water may be turned off for the evening so the repair can be completed the next day. If you see a puddle, unusually wet ground, or notice a riser leaking, please contact Property Management at 609-390-0300 as soon as possible. (They have 24-hr phone coverage with their after hours emergency number.) They in turn will relay the message to the Board and/or Maintenance. With November 1st falling on a Friday, water shutoff and closing activities will begin on Monday, November 4th. This also means the last day for the Laundry Room will be Sunday, November 3rd. If you have any last minute closing activities at your home, you'll have one more weekend to complete them before the water is off for the 2024 season. Please note that beginning the second week of November, the gate will be locked Monday through Friday. It will be opened at noon on Fridays for weekend visits and locked again at 8:00am Monday mornings. The same gate key you were issued in previous years will continue to work. If you are new and were never issued a key to the winter gate lock, please reach out to the Board via their email ... [email protected] ... prior to the end of October. As always, the Bathhouse will be open throughout the off-season should you choose to visit OSC on the weekends. THANKS FOR ANOTHER GREAT SEASON AT OSC! Work will begin early Sunday morning to determine the source of the water leak and hopefully get it repaired quickly.

OSC Board For those that were noticing low water pressure during the day today ... an underground water leak just bubbled its way to the surface at 1204. Because of the severity of leak, we will have to turn the water off at some point this weekend. We cannot hold off until Tuesday.

The water is ON. We have not experienced any significant issues during the past week so we feel comfortable posting that the water is on and available for your use. As you connect the water to your trailer, please run the spigot for a minute or two to clear any dirt or rust from the line. Also, please check for leaks in your hose and the water lines to your trailer that may have occurred over the winter months. If you see (or hear) any leaks in the community, please call Property Management at 609-390-0300 as they have 24 x 7 phone coverage. As more and more homeowners connect to the system, we may find some leaks that weren't initially visible. If the water needs to be turned off for repairs, we will send text message alerts. Sincerely, OSC Board Dear Homeowners ... There have been posts on other pages saying that the water is on. It is "provisionally" on. It typically takes Maintenance a week or so to look for leaks as it takes time for the the water from a broken underground pipe to seep to the surface. Water may be turned off during the day or overnight or the entire weekend to repair a leak ... and we will not be sending alerts for these shutoffs since the water is not officially on.
When we are comfortable that Maintenance has found all the "start-up" leaks, we will post the status on this Facebook page and our website, oldstagecoachresort.com. We start early, weather permitting, so that we can (hopefully) ensure water will be available to everyone by April 1st. Where can I get water in the winter? Dear OSC Homeowners, The last day that water will be available to individual mobile homes for the 2023 Season will be Monday, November 6, 2023. The water will be shut down on Tuesday, November 7th and winterization activities will begin. The bathhouse will be available for your use and there is also a winter water spigot on the side of the small Log Cabin ... on Cedar across from the 200 block. We will also begin locking the gate between 8:00am on Mondays and noon on Fridays by mid-November. If you need a gate key for daytime winter access during the week (ie. Monday through Friday), they are available from the Board by sending an email to "[email protected]". Please be sure to lock the gate after you enter the community and on your way out. The gate will be open on weekends and holidays! Note: We are using the same padlock that was on the gate last year so your existing keys will continue to work. If you are having work done on your mobile home during the off-season, please note that it is your responsibility to unlock the gate to let your contractors in and out. Please do not assume that Maintenance or Winter Security will be available to let them in/out. PLEASE NOTE that per Middle Township Campground Regulations, overnight occupancy on weekdays between November 1 and February 29 is strictly prohibited. Weekend and holiday usage is permitted (and the gate is unlocked and open during those times). PLEASE DO NOT VIOLATE the Middle Township Regulations by staying overnight on weekdays from November 1 through February 29. Failure to comply with the winter regulations could result in individual fines to homeowners from the Association as well as fines from Middle Township and/or the loss of our campground license.
