Septic System Controller Replacement - Monday, June 1 -- Please Limit Water Usage

5/27/2026

Dear Homeowners,

For those of you who attended the Spring Information Meeting,
you know that one of our 25 year old septic controllers has failed and parts are no longer available.  This particular controller controls the backup pump associated with the largest septic field in our community (aka baseball field across from the playground).  Should the controller for the primary pump fail, we would either need to shut down our community or have a septic pump truck running 24 x 7 until repairs could be completed.

One of our vendors, GE Mechanical, is scheduled to be on site on Monday, June 1 to replace those controllers.

Most of our community is connected to this septic field -- all of the South side (900-1600 blocks plus homes along Beach with the exception of Sites 36-40), Sites 700-709 on the 700 block, and the BATHHOUSE and LAUNDRY ROOM.

While the vendor is working, a septic pump truck will be actually pumping the "grey water" from the tank closest to the septic field.  We ask that you limit your water use (showers, washing dishes, laundry, etc.) as well as flushing the toilet all day on Monday, June 1st.  AS NOTED, THE BATHHOUSE IS ALSO ON THIS SYSTEM AND FALLS INTO THE SAME CATEGORY AS MANY OF YOUR HOMES so it's use should be limited as well!

You may want to make friends with the homeowners on the 100 through 600 blocks, the homes on Hickory, and those on sites 709 to 711 if you are here on Monday!  They all feed into separate smaller septic leach fields and will not have any restrictions on their water use!

Thank you in advance for your cooperation while we complete this important repair/replacement.

Sincerely,
OSC Board

SURVEY WORK IN-PROGRESS

2/3/2024

Dear Homeowners ...

As we begin our investigation into repairing the septic fields on the 100 and 400 blocks, a survey crew has been in to verify property lines and note the location of the existing fields. You will see marker flags on both blocks. PLEASE DO NOT REMOVE ANY OF THE MARKERS ... especially when you come in to clear leaves from your property.

Thank you in advance for your cooperation.

SEWER BACKUPS -- GREASE IS OUR ENEMY ... along with those dreaded wipes!

7/5/2023

Dear Homeowners -- Not only do wipes wreak havoc with our septic system, GREASE and OIL can irreparably damage our leach fields as it prevents water from seeping (leaching) into the ground.  While we can periodically clear the lines leading to the leach field, repairing a leach field can be costly, time-consuming, and prevent use of the septic system during the repair ...  if it is even possible.  And, we have very few options for relocating a leach field and redirecting the sewer lines to it!!

PLEASE, PLEASE, PLEASE ... DO NOT DUMP GREASE OR OIL DOWN THE DRAIN.
Please collect it in a container or wipe it out with a paper towel and place it in the trash.  You'll not only help prevent sewer backups, but you will help extend the life of our leach fields.

And, of course,
please don't flush wipes or anything other than 1-ply toilet paper down the toilet.

Note:
We also tend to have a large number of emergency calls for sewer backups on weekends in the summer, especially holiday weekends, due to high water usage within our community.  The water accumulating in our tanks simply cannot leach out into the ground at the same rate.  We do monitor our tanks at least once per month and have the solids pumped out on a regular basis.  We have over 11 septic sites containing 33 tanks within our community.

Thank you for your cooperation in this matter.

REMINDER -- DO NOT FLUSH WIPES

4/10/2023

Dear Homeowners -- As you've heard many times over the last few years, wipes create havoc with our septic system ... from blocking incoming sewer lines to jamming grinder pumps in the tanks.

When Maintenance was picking up recycling this morning, they noticed a box from wipes. So we wanted to remind everyone,
PLEASE DO NOT FLUSH WIPES OF ANY KIND down the toilet ... regardless of whether or not the package says "flushable". Please throw them in the trash.

Thanks in advance for your cooperation.
