Dear Homeowners,
We officially closed for the season as of Monday, November 3rd. Per township guidelines, "All campgrounds within the Township of Middle shall be closed from Monday at 8:00 a.m. until Friday at 12:00 noon between November 1 and March 1 of each year. No licensee shall permit the occupancy of any campsite during the proscribed time periods." Please note that any violation of the township rules could result in the suspension of our campground license. As a result, the gate on the access road will be locked Monday through Friday. If you need to visit your property DURING THE WEEK, you must lock the gate behind you when you enter and leave. If you plan to stay overnight during the week, YOU NEED TO INFORM WINTER SECURITY AHEAD OF TIME (not as you are driving through the gate) by ...
If you are simply coming down for the day, please stop (or beep) at Site 1300 (on Ash next to the Bathhouse) when you arrive. NO EXCEPTIONS! Winter Security does not want to be chasing vehicles around our community … especially after dark! Please ensure that family and friends who use your home are also aware of the Township regulations. We are allowed to open our gate on weekends and holidays for overnight stays as follows:
We do understand that an occasional weekday visit and/or overnight stay may be warranted to allow a contractor on to your property or for you to complete an emergency repair. HOWEVER, you should NOT be planning to spend several weekdays or a week overnight at your site on a regular basis. Routine activities should be completed on weekends whenever possible. Please note … it is NOT the responsibility of Winter Security to let a contractor into our community or monitor their activities. Additionally, contractors should not be given keys. Winter Security is here to monitor our community during the off-season to ensure there is no weather-related damage to your homes or our community buildings, that our water is on to the bathhouse, and that the building is heated among other things. Winter Security is also there to ensure that no unwanted visitors enter our facility. We have had items disappear from homeowner properties in the off-season in the past … in particular, the smaller 20 and 30-lb propane tanks. Monitoring who goes in and out helps protect everyone and our property. Homeowners who repeatedly violate Middle Township rules will be contacted by the Board and will receive a warning. THANK YOU ALL FOR A WONDERFUL 2024 SEASON! The OSC gate has been officially locked for the season as of this morning, Tuesday, November 12th. End of season closing activities were completed last week and Waste Management completed our last trash pickup for 2024 this morning.
Per Middle Township regulations (which we are required to follow), all campgrounds shall be closed and the gate locked between November 1 and March 1 of each year with the exceptions noted below. OVERNIGHT STAYS DURING THE WEEK ARE NOT PERMITTED PER THESE REGULATIONS. Winter Security will report weekday overnight stays to the Board. PLEASE NOTE -- YOU are responsible for letting any contractors working on your property in and out of our community. Keys should not be given to contractors NOR will Winter Security be responsible for letting your contractors in and out. If you need to stay overnight during the week to facilitate contract work or renovations, please alert the Board ([email protected]) AHEAD OF TIME with your name, lot number, and contractor's name. Failure to comply with the winter regulations set forth by Middle Township could result in fines and/or the loss of our campground license. Beginning March 1, the gate will remain open every day of the week. Thank you in advance for your cooperation. Dear Homeowners ... As we get deeper into the summer season and more family and friends join us at Old Stagecoach Campground, we wanted to remind everyone of the Condominium Association Parking Rules which state “Park vehicles on your site only. Please do not park on the street or block driveways or neighbor’s vehicles. Overflow parking is available throughout the community with larger lots near the playground and boat yard.”
Our streets are very narrow and were not meant to accommodate on-street parking. Please be sure all vehicles are parked completely on your property (and not hanging over into the street) or use a nearby overflow parking area. And, please remember per our Bylaws, each homeowner is required to have parking available on their property. (Yes, we know there are several properties that were developed without any parking.) We had an incident a few years ago with an emergency vehicle that could not get down one of our streets and had to go around the block. So ... please be kind to your neighbors and take care when parking. And ensure that their vehicles as well as an ambulance or fire truck can easily get down your street. Last week, our electrical contractor needed to dig a 2 foot deep trench across the entire length of one lot and part way into another to repair a break in the electrical line between 2 pedestals. It was labor intensive and expensive ... without any obstructions.
When homeowners install pavers, gazebos, pergolas, and platforms on their lots, it makes repairs like this even more difficult and time-consuming. This is also the prime reason we do not allow any concrete patios or landings. Everything installed must be EASILY removable so repairs can be made to the underground water, sewer, and electrical lines. So ... if you plan to make ANY changes or additions on the outside of your trailer, please submit your plans to the Board for approval at [email protected] before any work begins. If so, please fill out the enclosed “OSC Rental Information Form” each time you rent to a new individual or family and return it to the Board as a courtesy us and our Maintenance staff. (We have no intention of sending any of your information to Middle Township. That is your responsibility as the homeowner.) Should any issues arise on your property, it would be helpful to know if the owner was there or someone outside your family was paying to stay in your unit. We also want to ensure that the individuals who are renting in our community understand our Rules & Regulations as we've had some issues in the past with inappropriate behavior on the grounds and at the pool. Per our Association's Bylaws... "No tree shall be removed from any unit without the prior consent of the Association or any manager acting on behalf of the Association. Said consent shall not be unreasonably withheld when tree removal is needed to permit a certain size vacation home to be located on a lot or decks to be built." Please ... before you contract with a tree service to remove trees from your lot, you must contact the Board for approval. A quick reminder as you get your "home away from home" ready for the summer season ... You need to get approval for any changes as noted below in our Rules & Regulations ...
All construction, including the installation of split rail fencing, sheds, gazebos or pergolas, patios, and underground electrical wiring, requires detailed drawings including site plans and setbacks to be submitted to the Board of Trustees for approval. Please do not try to circumvent this procedure. Once approved, the Board will send an approval letter to Middle Township for those items requiring permits. The homeowner is then responsible for obtaining the necessary permits and for building decks and additions to township building codes and ordinances. The Middle Township Building Inspector’s Office has been increasingly vigilant concerning unauthorized construction to the point of taking pictures of each home in the township and keeping them on file in the Tax Office. You, as the homeowner, are permitted to do your own work. If a contractor is hired, they must be registered with the state and insured, but, you, the homeowner, are responsible for them. Construction debris cannot be placed in the Old Stagecoach trash dumpsters. You must dispose of it at the Waste Transfer Station on Shunpike, or your contractor must take it with them. No augers or any automated type digging equipment shall be used due to the uncertain position of water lines, sewer lines, underground power lines, and cable lines in the resort. A damaged line and subsequent outage could inconvenience the entire community.
