CMC Health Inspection Reminder

Dear Old Stagecoach Homeowner: 
​
WELCOME TO OUR 2026 SEASON!  
​While our new homeowners may not be aware, most of our long-term residents know that the Cape May County Health Inspector visits our community each Spring and notes any health or safety concerns that he or she observes.  So we wanted to send a quick reminder of the things that the inspector typically finds.  Not only does the inspector look at our common areas and buildings, he/she also looks at the condition of individual properties … both front and back!  Last year, the inspector was on-site the beginning of May.  And, yes, the inspections are unannounced.

As you prepare your home for the upcoming season, please keep in mind the observations that have been cited over the past few years … and try to remedy any that may be on your property as you complete your opening activities.
  • Standing Water … All containers (flowerpots, cans, kayaks, kiddie pools, etc.) must be watertight or overturned to prevent mosquito breeding.
  • Site Number … Every site must be properly identified. Your site number must be on your trailer or clearly marked on your electric pedestal.  If you repaint your pedestal, please be sure to re-add your site or lot number if it’s not already visible on your home itself.
  • Leaves ... The inspector often cites piles of leaves as they can serve as homes for mice and other household pests especially at the back of trailers and behind sheds.  Please make every effort to clear your leaves by Sunday, May 3rd if at all possible.
  • Extra, loose/unsecured propane tanks ... This is a recurring issue that we've been cited for almost every year. All large propane tanks must be secured to your trailer. Smaller tanks should be on a level surface or in a propane tank holder to prevent tipping.  Tanks not in use should have caps covering the valve to prevent debris from getting in.
  • Grill Location … Many homeowners store their grills next to their trailer or on their deck for the winter.  If you can move it to its “summer location” by the beginning of May that would be great!
  • Site Cleanup Needed ... Sites can be flagged for having debris on their lots from extra siding, boards, and shingles to windows, pipes, and old rugs and furniture.  If you’re doing repairs, please keep construction materials neatly stacked. Again, the inspector considers these “habitat” for small animals and insects.  It can also be unsightly and, if not being used, should be removed.
  • Loose/Unused Tarps ... Another potential observation is having loose and unused tarps on your site or in the Boat/Trailer Yard. Again, these can accumulate water and create a breeding ground for mosquitos.
  • High Grass/Weeds ... Lots can be cited for high grass and/or weeds on the property.

Bird Flu ... Maybe?

A dead goose was found in our Boat Yard this past week.  County Animal Control indicated that it could be either bird flu or due to the geese and other birds drinking water run off from roads after the all the ice and snow ... which contained salt and other de-icing chemicals.  

Since we don't know the actual cause for this goose dying, we are erroring on the side of caution. While we don't want to alarm anyone, we thought you should be aware of the following.

While bird flu does not spread easily to humans, it can spread to your pets ... especially to dogs walked near our beach area who come in contact with their droppings.  For the short term, we suggest not walking your dog where geese have been seen.  You may also want to wipe their paws and your shoes when you return to your home if you do walk through an area that the geese frequent.

If you find a dead bird in any of our common areas, please email the Board to have it removed.  If you find a dead bird on your property, NJDEP Fish & Wildlife suggests the following procedure for disposal.
  • Do not touch the bird with your bare hands.  Wear gloves, a mask, and eye protection.
  • Double-bag the dead bird and seal the bag tightly with a knot or zip tie.
  • Place in a secure outdoor trash container.

Snow and Power Update #6

Hallelujah!!! The Access Road is cleared sufficiently for you to come down this weekend. There is still snow in various places but definitely drivable. The stoned side roads are snow covered but also drivable especially with all wheel or 4-wheel drive … and it is continuing to melt!!! 

There were quite a few smaller trees that were down in the road but they have either been removed or pushed to the side. We has 2 trees down within the campground but they didn’t impact any of our buildings or your homes. They have been cut and removed as well. 

And we’re happy to report … no water leaks in the bathhouse or our water pump/filtration rooms!!! The bathhouse is fully operational for this weekend’s opening. 

Our security cameras are still down but you should have wifi service (if you’re with Comcast) at your home.

Snow and Power Update #4

Well ... there's Good News and Not-So-Good News.  

The Good News ... Atlantic City Electric notified us that power was restored around 10:00am this morning.  Winter Security will be back onsite tomorrow (Thursday) afternoon.  
Comcast reported that issues with their services have been resolved (but our security cameras have not come back online ☹).

The Not-So-Good News ... We are still waiting for the Access Road to be plowed and cleared of fallen trees/branches.  Our contractor was supposed to check out the conditions yesterday and get us scheduled but got hung up at another job.  He is supposed to come in sometime today.

We will continue to keep everyone updated.

Again, thanks for your understanding and patience.  Cape May County as a whole is still reeling from the amount of snow that came down with this storm.

Still no power!  Our restoration time was updated sometime overnight to 7:00am this morning ... and shortly after that time passed, the time was updated to 3:00pm.  So we are still waiting for our power to be restored and our Access Road to be plowed.

Attention Homeowners!

Yes, our power is still out. If you're on AC Electric's alert list, you have probably seen their messages stating "Estimated Restoration Feb 24, 2026 at 11:59 PM". We are hopeful that electric will be restored some time today, but there is no guarantee.

​We have also reached out to a contractor to plow the Access Road, remove any downed trees/branches, and clear the blacktop in front of the Log Cabin ... and are awaiting our turn on the list.  We don't have a yearly contract with anyone for snow removal ... so we are behind those customers and don't have an ETA at this point in time.  

Please note that as of this afternoon, our community is virtually inaccessible and we ask that you do not attempt to come down at this point.  Winter Security will not be back on site until power is restored.  And, until some melting occurs on the stoned side roads, he may not be able drive down the roads to assess your properties for any damage.  We assure you that as soon as conditions improve, Winter Security will do a drive through and report any issues.
