Per Middle Township regulations, we are allowed to leave our gate open for 2 weeks!
It will be unlocked beginning at noon on Friday, December 19th through 8:00am Monday morning, January 5th! The Bathhouse will be open during that time. If you notice any issues while at OSC, please contact the Board via their email ([email protected]) for non-urgent issues. For any emergencies, please call Property Management at 609-390-0300. If it's after hours, please call the emergency number noted in their message. Either Property Management or the answering service will reach out to a Board member. Dear Homeowners,
We officially closed for the season as of Monday, November 3rd. Per township guidelines, "All campgrounds within the Township of Middle shall be closed from Monday at 8:00 a.m. until Friday at 12:00 noon between November 1 and March 1 of each year. No licensee shall permit the occupancy of any campsite during the proscribed time periods." Please note that any violation of the township rules could result in the suspension of our campground license. As a result, the gate on the access road will be locked Monday through Friday. If you need to visit your property DURING THE WEEK, you must lock the gate behind you when you enter and leave. If you plan to stay overnight during the week, YOU NEED TO INFORM WINTER SECURITY AHEAD OF TIME (not as you are driving through the gate) by ...
If you are simply coming down for the day, please stop (or beep) at Site 1300 (on Ash next to the Bathhouse) when you arrive. NO EXCEPTIONS! Winter Security does not want to be chasing vehicles around our community … especially after dark! Please ensure that family and friends who use your home are also aware of the Township regulations. We are allowed to open our gate on weekends and holidays for overnight stays as follows:
We do understand that an occasional weekday visit and/or overnight stay may be warranted to allow a contractor on to your property or for you to complete an emergency repair. HOWEVER, you should NOT be planning to spend several weekdays or a week overnight at your site on a regular basis. Routine activities should be completed on weekends whenever possible. Please note … it is NOT the responsibility of Winter Security to let a contractor into our community or monitor their activities. Additionally, contractors should not be given keys. Winter Security is here to monitor our community during the off-season to ensure there is no weather-related damage to your homes or our community buildings, that our water is on to the bathhouse, and that the building is heated among other things. Winter Security is also there to ensure that no unwanted visitors enter our facility. We have had items disappear from homeowner properties in the off-season in the past … in particular, the smaller 20 and 30-lb propane tanks. Monitoring who goes in and out helps protect everyone and our property. Homeowners who repeatedly violate Middle Township rules will be contacted by the Board and will receive a warning. If you plan to leave a vehicle on your site over the winter, please advise the Board via the email address noted above with the make and model so we can forward to Winter Security. On Wednesday October 15, 2025 the County will be addressing a priority 1 repair on the 96thStreet bridge. The work will require that one lane on the bridge be closed during the repair due to access .
As a result , flaggers will be onsite and an alternating traffic pattern will be in place. The repair is expected to only take one day and the hours of the alternating traffic will be from 9:00am to 3:00pm. Motorists should expect delays. We just received the following guidance from the Cape May County Office of Emergency Management. Attached is the morning briefing today (October 9th) regarding the significant coastal storm forecast to impact our region this Sunday through Monday (October 12-13). There is uncertainty with the details as these will depend on the exact storm track and intensity. Separate from this storm, minor coastal flooding is expected today (10/9) and Friday (10/10) for some areas due to the high astronomical tides (King Tides) and a developing northeast wind. A Coastal Flood Advisory is in effect for this. As we communicated in the Spring, the Cape May County Health Inspector visited our community in early May to inspect not only our common areas and buildings, but to also look at the condition of individual properties ... front and back! Since the inspector arrives before everyone has had an opportunity to fully “open” for the season, we would like to encourage everyone to leave their property neat and organized when closing this October/November. Please remove any clutter or construction debris from behind and alongside trailers and sheds. Ensure that tarps covering outdoor furniture and grills fit snugly and propane tanks are secured and capped. As a reminder, the 2 main observations for the entire community were:

Thank you in advance for your support and cooperation. Sincerely, The Board of Trustees Monday and Tuesday were very busy days at OSC. An additional 6 truckloads (150 tons!) of stone were delivered and spread by our wonderful maintenance crew. The remainder of Ash was stoned as well as the parking area between the bathhouse and playground. A good portion of S. Spruce was also stoned along with most of the parking area between the pool and the bathhouse. It's looking great!
We have another delivery scheduled for Tuesday, October 7th. We expect to finish S. Spruce, the bathhouse parking area, and Cedar. If we have any additional stone, it will be added to Beach between S. Spruce and S. Pine. If you are here on that day next week, please be sure your vehicle is not parked near the road. And if you need to go out during the day, please move it to the common parking area by the playground. If not, we wanted to get a picture to you. We received our permit from the Wildlife Refuge to cut the reeds (phragmites). Joe and Danna worked on Thursday and Friday to remove a large section opening up the area! The Refuge Manager will be in this week to inspect.
We'll go ahead and apply for another permit in 2026 so we can continue to keep the area cleared of reeds! ENJOY! |
