Dear Homeowners,
As of noon today, the gate will be open for the season ... not just weekends. Per Township guidelines, we are allowed to open and utilize our community beginning on March 1st each year. Please bear in mind that water will not be available to individual homes until the end of March. The bathhouse is available for your use 24 hrs a day/7 days a week. NO CAMPFIRES ... Please note that you cannot have any campfires while the water is off. Not only are here are MANY dried leaves throughout our community, but Cape May County is still experiencing a severe drought and we will need to obtain approval from the Fire Marshall for campfires even after the water is turned on for the season. Per Middle Township regulations ... Starting at noon today, Friday, December 20th, the gate will be open until 8:00am Thursday, January 2nd for the holidays! Also Hickory is closed between Maple and Holly due to a break in the underground electrical lines. Digging has started in preparation for the repair. Access to Lot 8's driveway is also blocked. Our apologies for the inconvenience. We had expected the electrical contractor to be there this week but we were recently informed that his crew will not be in until mid-January. Happy Holidays! End of season closing activities were completed last week and Waste Management completed our last trash pickup for 2024 this morning.
Per Middle Township regulations (which we are required to follow), all campgrounds shall be closed and the gate locked between November 1 and March 1 of each year with the exceptions noted below. OVERNIGHT STAYS DURING THE WEEK ARE NOT PERMITTED PER THESE REGULATIONS. Winter Security will report weekday overnight stays to the Board. The campground and gate will be open on weekends and holidays as follows:
If you come down for the day from Monday to Friday, please lock the gate behind you going in and out of our community. PLEASE NOTE -- YOU are responsible for letting any contractors working on your property in and out of our community. Keys should not be given to contractors NOR will Winter Security be responsible for letting your contractors in and out. If you need to stay overnight during the week to facilitate contract work or renovations, please alert the Board ([email protected]) AHEAD OF TIME with your name, lot number, and contractor's name. Failure to comply with the winter regulations set forth by Middle Township could result in fines and/or the loss of our campground license. Beginning March 1, the gate will remain open every day of the week. Thank you in advance for your cooperation. Dear Homeowners ... We wanted to let you know that beginning on Friday, March 1st the gate will be unlocked for the season. And, as of March 1st, you are allowed to stay overnight in your home during the week. Please remember that the water will not be turned on throughout the community until much later in the month ... and is weather dependent (no freezing temperatures).
We also wanted to make you aware of some changes that have occurred at the farm and our access road through the farm. (Yes, the Board is aware.) The owners have installed some additional fencing and bushes along the road. They plan to start boarding horses once again and can house up to 20 in their barn. They also board a number of dogs. The fencing is there to protect not only the animals but also the children that play on the property as a number of our homeowners and/or their guests tend to speed through the farm or go "off-road" on the farm property to avoid some of the speed bumps. The width of the road between the fences is a little over 15 feet and Driftwood RV Center confirmed that it is wide enough to bring in a new trailer. Since our access road was never set up to be a 2-lane road (our easement through his property is only the width of the pavement), the farm will provide 3 pull offs to accommodate the flow of traffic. It has always been difficult to see the full length of the road when you enter from Stagecoach Road or as you are leaving the campground from the Wildlife Refuge. We are asking everyone to please be courteous and have patience as you enter and exit the road through the farm. Please STOP and LOOK when entering and leaving. A vehicle already on the access road will have the right of way (regardless of whether they are incoming or outgoing) and you will need to stop at either end or use one of the pull offs. If the farm owners see any vehicles speeding (our speed limit is 5 mph), we have asked them to write down the tag number and a description of the vehicle. Speeders will be notified and repeat offenders can be fined by the Association. WE ARE ASKING EVERYONE TO PLEASE COOPERATE AND BE GOOD NEIGHBORS ... not only to the owners of the farm, but to your fellow neighbors at Old Stagecoach. Please be sure to pass this along to friends and family who don't visit often or are new to Old Stagecoach. Thank you in advance for your cooperation. Neither the Board nor Winter Security are "on-call" to let contractors into OSC to complete work on your property. The gate keys in lock boxes near the gate are strictly for Emergency Personnel. The Dispatcher for the Police and Emergency Services has the code to the lock box. And the Fire Department has a special key to a Knox box. Last year we had to change the code on one of the boxes and update the Dispatch office because someone removed a key and never returned it. The gate is unlocked every Friday at noon and relocked on Monday mornings at 8:00am. You are free to have contractors come and go on weekends when the gate is open. Where can I get water in the winter? Dear OSC Homeowners, The last day that water will be available to individual mobile homes for the 2023 Season will be Monday, November 6, 2023. The water will be shut down on Tuesday, November 7th and winterization activities will begin. The bathhouse will be available for your use and there is also a winter water spigot on the side of the small Log Cabin ... on Cedar across from the 200 block. We will also begin locking the gate between 8:00am on Mondays and noon on Fridays by mid-November. If you need a gate key for daytime winter access during the week (ie. Monday through Friday), they are available from the Board by sending an email to "[email protected]". Please be sure to lock the gate after you enter the community and on your way out. The gate will be open on weekends and holidays! Note: We are using the same padlock that was on the gate last year so your existing keys will continue to work. If you are having work done on your mobile home during the off-season, please note that it is your responsibility to unlock the gate to let your contractors in and out. Please do not assume that Maintenance or Winter Security will be available to let them in/out. PLEASE NOTE that per Middle Township Campground Regulations, overnight occupancy on weekdays between November 1 and February 29 is strictly prohibited. Weekend and holiday usage is permitted (and the gate is unlocked and open during those times). PLEASE DO NOT VIOLATE the Middle Township Regulations by staying overnight on weekdays from November 1 through February 29. Failure to comply with the winter regulations could result in individual fines to homeowners from the Association as well as fines from Middle Township and/or the loss of our campground license. You are allowed to stay overnight during the week if you choose. But remember, the water will not be turned on to individual sites until later in March (when we no longer have freezing temperatures). You’ll need to utilize the bathhouse. Our target each year is to have the water on by April 1st.
Maintenance will be in next week to tidy things up from the winter and start picking up leaves. If you are down, you can blow your leaves to the “curb” or place them in paper leaf bags for pick up. We don't know if it was a homeowner or a contractor or a vendor doing work at OSC ... we just know it's missing.
If you accidently put the lock in your vehicle, please return it. If you had a contractor or vendor on site, please check with them. If the lock is not returned, a new lock will be placed on the gate tomorrow evening. Last month, the "emergency" key was removed from the lock box on the gate and not returned ... this month, the lock itself. Both are important to keep our community safe and free of trespassers in the winter months. The "emergency" key is used by the local police and EMS personnel during the off-season should an emergency arise in our community and no one is able to unlock the gate. And, the locked gate during the week keeps out prying eyes and sticky fingers! Thanks in advance for your cooperation. Dear Homeowners ... Someone has removed the "emergency" gate key from the lock box attached to the gate. We don't know if it was a homeowner or a contractor or vendor doing work at OSC ... we just know it's missing.
If you accidently put the key in your pocket, please return it. In the meantime, a new key has been put in the lock box. Please note that this key is for emergency use only. Even if you are here for only a short time, it is important to keep our gate locked to prevent unauthorized visitors from coming in to "explore".
