For those that may not have noticed, the "No Campfires" sign is down. Members of the Board did a walk/ride through our community on Friday and noted that leaf piles that were present throughout our Community had been cleared by Maintenance and felt it was time to remove the No Campfires sign.
However, we ask that you use discretion and CAUTION when starting a fire on your property. Some homeowners have not yet been down to clear their leaves and Maintenance is still working on some of the common areas as well as homeowners who have paid to have their leaves cleared. We also received our campfire permit from the Forest Fire Service last week ... and it clearly states that a campfire cannot be larger than 2.5 ft x 2.5 ft x 2 ft. in our community. We're attaching some Campfire Safety Guidelines for your review as well. Thank you for your cooperation these last 2 weeks! Sincerely, OSC Board Dear Homeowners ...
The "No Campfires" sign is still up at the entrance to our Community. Here are the reasons why ...
Therefore, we are urging everyone to be patient and wait another week or two before "sitting around the campfire". We'll take the sign down once Maintenance has picked up most of the leaves that were raked to the curb. Thank you in advance for your cooperation. PS ... The "No Campfires" sign is on a tree located on the right side of the entrance road near our large Old Stagecoach Resort sign. See attached picture. Sincerely, OSC Board Dear Homeowners ...
The "No Campfires" sign is down. Campfires are permitted, but please be aware of your surroundings ... leaves still on your property, your neighbors, or a common area ... or high winds. And, of course, please have water readily available to fully extinguish the fire when you are done. The Board made a conscious decision to leave the "No Campfires" sign up until the majority of the leaves were cleared from our properties. In addition, we did not receive the permit for the 2025 season until April 11th. And yes, the Board can override the campfire permit when the decision is made in good faith and for the safety of the community. (This is directly from the Association's lawyer.) We just cannot make a decision in the opposite direction ... i.e., the Fire Marshall bans campfires but we allow homeowners to have them. Unfortunately for us, we did not initially change the sign to remove "by order of the Fire Marshall". Our apologies for that oversight and any confusion it may have caused. THANK YOU to our Maintenance crew who did a great job getting many, many leaves picked up in our community ... even with the leaf vac out of commission for 3 days last week. Attached are additional guidelines for campfires ... with information from our own Rules and Regulations as well as information from the Fire Service website. Sincerely, OSC Board Yes ... the "No Campfires" sign is still up as Maintenance continues to clear leaves from our common lots as well as the piles homeowners have raked to the curb. This is the main reason why. We have lots of very dry, flammable leaves throughout the community.
Thank you for your patience. OSC Board Dear Homeowners ...
The "No Campfires" sign is still up at the entrance to our Community. Here are a few reasons why ...
While the fire danger for Cape May County is considered "moderate" today and there are no formal restrictions on campfires per the NJ Department of Environmental Protection, we would rather err on the side of caution until more leaves are removed from homeowner lots and common areas. Therefore, we are urging everyone to be patient and wait another week or so before "sitting around the campfire". Thank you in advance for your cooperation. Sincerely, OSC Board Dear Homeowners,
As of noon today, the gate will be open for the season ... not just weekends. Per Township guidelines, we are allowed to open and utilize our community beginning on March 1st each year. Please bear in mind that water will not be available to individual homes until the end of March. The bathhouse is available for your use 24 hrs a day/7 days a week. NO CAMPFIRES ... Please note that you cannot have any campfires while the water is off. Not only are here are MANY dried leaves throughout our community, but Cape May County is still experiencing a severe drought and we will need to obtain approval from the Fire Marshall for campfires even after the water is turned on for the season. Thank you in advance for your cooperation! We hope you enjoy the 2025 season! Sincerely, OSC Board The fire danger is VERY HIGH and campfires are prohibited.
Per the NJ Fire Marshall, NO CAMPFIRES ARE PERMITTED UNTIL FURTHER NOTICE.
Please be sure to comply with the Fire Marshall's order and help protect our community. Thank you in advance for your cooperation. Dear Homeowners ... Since the water has officially been turned on for the season, the Fire Marshall does allow us to have campfires.
However, we would like to urge everyone to exercise caution when lighting a campfire over the next few weeks. While a number of our homeowners have cleared their leaves, there are still a large number of leaves on many properties ... and a single ember from your fire can ignite a dry pile of leaves on your property or your neighbor's. And, remember ... no burning of leaves or branches with leaves. Thank you in advance for your cooperation. Dear Homeowners,
Now that the water is off for the season, you can no longer have campfires when you are down for the weekend or a holiday. The "No Campfires" policy will remain in effect until the water is turned on in the Spring and when the majority of the leaves have been picked up throughout the campground. Thanks in advance for your cooperation. |
