THE AMENDMENT HAS PASSED! As announced at our Annual Meeting, we finally received a majority vote in August to add Lot 502 to our Master Deed as a common element. The Board has signed off on the official amendment document and the Association's lawyer is filing the update with the County Clerk's office.
Just as a reminder to everyone ... Lot 502 contains a leach field and is not a buildable lot. It was owned by Middle Township due to unpaid taxes from many years ago. In November/December 2021, it showed up on the Township's Land Auction Listing but was subsequently removed after the Board informed them of the leach field. Lot 512 was also listed with the Land Auction and was auctioned off in January 2022. During the "sale" process, a lien imposed by our Association for unpaid dues against Middle Township was identified. An agreement was reached between our lawyer and the Middle Township Solicitor to do a mutually beneficial "swap". If we would release the lien on Lot 512 so the sale could be completed, the Association would receive the deed to Lot 502 and it would be removed from the tax rolls. (Please note: The Township doesn't pay Association Dues on land it acquires via unpaid taxes.) The only caveat was passing an Amendment to our Master Deed to make Lot 502 a common element. Now that the amendment paperwork is being filed, the Township's sale of Lot 512 will proceed ... And we, the Association, will be able to collect dues on that lot! The Bylaws Committee of OSC met on Sunday, August 27 to discuss preliminary goals and strategic plans as we begin to move forward on the process to amend some of our current bylaws. We will be meeting beginning Sunday, October 2 at 10:30am and through the winter months, mostly bi-monthly, to go over all of the existing Bylaws to see which ones need to be changed, deleted, or added to. The October meeting(s) will be held at the Log Cabin, then switch to Zoom over the off months. There is a need for additional members for this committee and we have 4 to 5 spots to fill. If you are interested, please let us know via the Board email ([email protected]). The responsibilities of each committee member will be as follows: 1. You must be a homeowner in good standing for at least three years. 2. Be willing and able to attend the majority of the meetings scheduled whether in person or by zoom. 3. Be willing to thoroughly read the existing Bylaws and the Master Deed of OSC and be privy to its contents. 4. Be willing to take on any research assignment given that will help expedite the process. As many homeowners know, this is something that we have been trying to do for many, many years and now with the Radburn law of 2017, we can now begin the process of changing some of our outdated Bylaws so that they can bring our community into the 21st century.
