We received an email over the weekend from Joe Cosentino indicating that he has rescinded his nomination for the Alternate position on the Board. Therefore, any votes cast for Joe Cosentino will not be counted. Sincerely, OSC Board Secret ballots work because of a 2-envelope system.
The outer envelope with your name and lot number allows the Election Inspectors ...
ONLY IF A QUORUM IS PRESENT will the Election Inspectors separate the outer envelope with your name from the inner envelope with your ballot. Once all the envelopes have been separated, the Election Inspectors will begin to open the ballot envelopes and tally the votes. Keeping the outer envelopes separated from the inner envelopes with the actual ballot allows the ballots to be anonymous. The inspectors do not know whose ballot they are opening when that second envelope is unsealed. Hope this better explains the "secret ballot" process. Dear Homeowners ...
Board members have received questions from a number of homeowners asking if they can simply bring their ballot page to the Annual Meeting on Saturday, August 15th. Unfortunately, if you simply bring your ballot page and it is not SEALED in both the inner and outer envelopes, your ballot will be VOIDED. We are required by NJ Condo Association Law to vote by "secret ballot". That means your ballot must be placed in an inner envelope and sealed. The inner envelope has no personal identification on it. That inner envelope must be placed and sealed in an outer envelope which contains your name and lot number. We will have extra envelopes available the day of the meeting as well as extra ballot pages. PLEASE BE SURE TO FOLLOW THE BALLOT INSTRUCTIONS TO MAKE YOUR VOTE COUNT! Dear Old Stagecoach Homeowners: Per our current Bylaws, all five (5) members of the Board of Trustees shall be elected at each annual meeting. In other words, the current term is 1 year. As a result, we are required to call for nominations to the Board each year, including nomination forms from current members of the Board of Trustees who wish to continue in their role. That being said, several of your current Board members have already served for a number of years … and we would like to see some new blood with new ideas join us on the Board. If you are interested in having your name on the election ballot to serve as a member of the Board of Trustees or if you wish to fill an Alternate slot, please take time to fill out the enclosed nomination form and return it to PMC no later than Tuesday, July 7, 2026. Please note that we are a “working” Board. We meet every 2 to 3 weeks in the evening for 1 1/2 to 2 hours via a Zoom call. We keep each other abreast of the issues/activities at OSC and decide on next steps to solve a problem or take action on a project. Outside the meetings, various members of our team take on projects, handle emergencies, reach out to homeowners with questions, and work with PMC or our lawyer on Association matters and issues just to name a few. In the fall, we begin the budgeting process and develop a project plan for the upcoming year. And there are days when your time at OSC isn’t yours as you deal with issues or projects. If you are interested in finding out about the Board and how OSC operates but you’re not ready to take on the role of a full Board member, you may want to consider joining our meetings as an Alternate. As an Alternate, you cannot vote on issues, but you can participate in discussions and provide your opinion as you ready yourself to step into the role of a full Board member if that’s your goal.
