Cape May County Health Inspector Findings

5/29/2025

Dear Homeowners ...

An inspector from the Cape May County Health Department was here on Thursday, May 8th to inspect the entire community and turned over her report to us on Wednesday, May 28th.  Not only does she look at our common areas and buildings, she also looks at the condition of individual properties ... front and back!

This year, we had the most homes ever cited for violations ... approximately 30% that were written up individually plus some additional comments about the community in general.  As a result, we only received a "conditional" satisfactory on our report and the inspector will be back again in 2 weeks to look at those sites to see if any remediation was done.

The 2 main observations for the entire community were:
  1. All containers (flower pots, cans, kayaks, kiddie pools, etc.) must be water tight or overturned to prevent mosquito breeding.
  2. Every site must be properly identified.  The site number must be on your trailer or clearly marked on your electrical pedestal.

Other major categories affecting numerous sites were:
  • Leaves ... Since the inspector was in 3 weeks ago, most of the homeowners cited have cleared leaves from their property. However, some have not.
  • Extra, loose/unsecured propane tanks ... This is a recurring issue that we've been cited for in the past.  All large propane tanks must be secured to your trailer.  Smaller tanks should be on a level surface or in a propane tank holder to prevent tipping.
  • Site Cleanup Needed ... A large number of sites were noted as having debris on their lots from extra siding and shingles to windows and pipes and old rugs.
  • Loose/Unused Tarps ... Another group of sites were noted as having loose and unused tarps on their site.  Again these can accumulate water and create a breeding ground for mosquitos.
  • High Grass/Weeds ... Several sites were cited for high grass and/or weeds on the property.

If your property was specifically noted for a violation by the County Health Inspector, you will be contacted by a member of the Board.

We are asking for everyone's cooperation to remedy the issues cited by the inspector.  We need to move our status to "Satisfactory" for the season!

Sincerely,
OSC Board
