Are you having a contractor do work for you during this winter? If so, please remember that you are responsible for unlocking and relocking the gate for them on weekdays. We've had several incidents these past few weeks with ...
Neither the Board nor Winter Security are "on-call" to let contractors into OSC to complete work on your property. The gate keys in lock boxes near the gate are strictly for Emergency Personnel. The Dispatcher for the Police and Emergency Services has the code to the lock box. And the Fire Department has a special key to a Knox box. Last year we had to change the code on one of the boxes and update the Dispatch office because someone removed a key and never returned it. The gate is unlocked every Friday at noon and relocked on Monday mornings at 8:00am. You are free to have contractors come and go on weekends when the gate is open. Dear Old Stagecoach Homeowners: Middle Township currently holds the deed to OSC Lot 108 and has offered to transfer it to our Association if we agree to make the lot a common element. The Board had explored the possibility of making this lot a common element earlier in the year but tabled the move in favor of completing additional research. Since then, the Board has completed its research and concluded the following:
Based on this rationale and findings, the Board of Trustees recommends that we incorporate Lot 108 as a common element. But, in order to do that, we need the approval from our Association members to amend our Master Deed. Enclosed you will find the proposed Amendment that will need to be filed with the County Clerk as well as the update to Exhibit H. Please vote “YES” to approve the incorporation of Lot 108 as a common element or “NO” to indicate you do not approve of making Lot 108 a common element. Please return the ballot to Property Management Consultants via regular mail to 15 N. Shore Road, Marmora, NJ 08223, via email to [email protected], or via FAX to 609-390-0244. You may also drop your ballot in a sealed envelope addressed to “PMC” into the OSC mailbox located outside the Laundry Room. (Please do not use this option until AFTER MARCH 1, 2024.) Unfortunately, we do not have a method for anonymous voting at this time so please include your name, lot number, signature, and date or the ballot will be considered invalid. Only PMC will see your actual vote. They will not be reporting individual votes, just the totals to the Board. PLEASE VOTE! A 51% approval from Association members is required to pass this amendment. Voting will remain open until we receive a 51% approval vote for this Master Deed amendment or until Monday, July 15, 2024. Dear Old Stagecoach Homeowner, As you are aware, the U.S. Postal Service has been experiencing issues with late and stolen mail. Several of you have had missing checks for dues and boat yard payments this past year. And others have had checks arrive late. We are happy to report that Property Management Consultants (PMC) can now accept ACH (Automated Clearing House) payments for your yearly Association Dues and your Boat Yard Fees. There is no charge for this service. (Note: PMC cannot accept credit card payments at this time.) ACH payments are electronic, bank-to-bank money transfers processed through the Automated Clearing House Network. They are convenient, quick, and much safer than sending a paper check through the mail and can help you avoid missed payments and late fees. You may already be using ACH transfers without even realizing it by getting your pay through direct deposit or paying your bills online through your bank account. This form of payment has become a prevalent practice in the banking world. You can choose to make monthly payments or have the entire amount deducted from your bank account in a single transaction. Monthly payments will be deducted from your designated account on the 10th of each month (February, March, April, and May ) or the next business day if the 10th falls on a weekend or holiday if you choose that option. If you choose to have the full amount of your dues deducted at one time, it will occur on May 10th or the next business day if the 10th falls on a weekend or holiday. NOTE: Boat yard fees will be deducted in May regardless of whether you choose a single deduction or monthly payments for your Association dues. PMC can add you to their system by filling out the enclosed form. If you choose to use this service, completing and returning the form as soon as possible will ensure you are setup prior the first payment in February 2024. You can either email or mail the completed form to them. If the deduction will be made from a checking account, you will need to include a copy of a voided check with your form. If you wish to change the linked account on file or terminate your enrollment in ACH, please notify Property Management Consultants in writing to the address below or via email at [email protected]. While recommended, signing up for ACH withdrawals is not required. You can continue to pay your dues with a check and mail it to PMC if you choose.
