Dear Homeowners ...
The Board received a call from the Middle Township Bureau of Fire Prevention last week to let us know that a Fire Inspection is required whenever one of our mobile homes is sold or the property is registered under a new name. The inspector noted that they had not been called out to Old Stagecoach recently but they are assuming we've had properties change hands. He noted that Middle Township will be looking more closely for compliance in 2025 to ensure that a fire inspection is completed before the "change of occupancy" occurs. If the sale of the property is handled by a realtor, the realtor typically handles this step for you. If you are selling your property privately, you will need to handle this step as the seller. The application fee is $60.00 if it's submitted 10 days or more before closing. (The cost goes up incrementally the closer to closing the application is submitted.) If a property changes hands before the Fire Bureau inspects and issues the CSACMAPFEC (Smoke Alarm, Carbon Monoxide Alarm & Portable Fire Extinguisher Compliance) Certificate, the inspector noted that there will be a $500.00 penalty. A copy of the application can be found on the CMCH Fire Bureau website (cmchfire.com). (Link below.) Please note -- The Board is simply passing along information and will not be policing Middle Township's fire inspection policy relative to changes in ownership. The inspection is for your safety to ensure that working smoke detectors, carbon monoxide detectors, and a fire extinguisher are in place when a property is sold. Dear Homeowners ... THANK YOU ALL FOR A WONDERFUL 2024 SEASON! The OSC gate has been officially locked for the season as of this morning, Tuesday, November 12th. End of season closing activities were completed last week and Waste Management completed our last trash pickup for 2024 this morning.
Per Middle Township regulations (which we are required to follow), all campgrounds shall be closed and the gate locked between November 1 and March 1 of each year with the exceptions noted below. OVERNIGHT STAYS DURING THE WEEK ARE NOT PERMITTED PER THESE REGULATIONS. Winter Security will report weekday overnight stays to the Board. The campground and gate will be open on weekends and holidays as follows:
If you come down for the day from Monday to Friday, please lock the gate behind you going in and out of our community. PLEASE NOTE -- YOU are responsible for letting any contractors working on your property in and out of our community. Keys should not be given to contractors NOR will Winter Security be responsible for letting your contractors in and out. If you need to stay overnight during the week to facilitate contract work or renovations, please alert the Board ([email protected]) AHEAD OF TIME with your name, lot number, and contractor's name. Failure to comply with the winter regulations set forth by Middle Township could result in fines and/or the loss of our campground license. Beginning March 1, the gate will remain open every day of the week. Thank you in advance for your cooperation. |
