Dear Homeowners ... If you are coming in to check on your home during the week, please be sure to lock the gate behind you when you COME IN as well as when you leave. Even if you are here for only a short time, it is important to keep our gate locked to prevent unauthorized visitors from coming in to "explore".
Thanks in advance for your cooperation. Dear Homeowners -- We wanted to make everyone aware that Maintenance spotted a raccoon during the day today that was acting erratically and appeared to be rabid. A message was left with Middle Township Animal Control, but unfortunately they did not return the call or come on site.
The raccoon was originally spotted near the 900 block and then moved off into the wooded area along the perimeter. IF YOU ARE DOWN THIS WEEKEND, PLEASE BE VIGILANT ESPECIALLY WITH CHILDREN AND PETS. If you see a raccoon, especially during the day, please do not approach it. Instead, give it a wide berth. You can also leave a message with Animal Control (609-465-8700) noting it's location and that it is suspected to have rabies. Please stay safe if you visit OSC this weekend or over the Thanksgiving holiday. Dear Homeowners --- Most, if not all, of you received a notice from Atlantic City Electric last month announcing their plan to replace all the existing electric meters at Old Stagecoach with "smart meters". As of today, all but 3 meters within the Campground have been replaced. The process started on Monday, November 7th and concluded on Wednesday, November 16th.
Of the 3 meters that were not replaced, one homeowner is without electricity and has been notified. The plug receptacle on the pedestal for the meter itself was broken and must be replaced. The two other homeowners have issues with the voltage going in and out of the pedestal which needs to be investigated and ultimately repaired. The old meters are still in place and those two homeowners have electricity to their trailers. Both have been or are in the process of being contacted. Note: Homeowners are responsible for the electric pedestals and the wiring going from the pedestal to their trailer. The Association is responsible for the underground wiring between the pedestals. The new digital smart meters will record daily energy use and securely communicate with the Atlantic City Electric operations facility via an antenna in our community. This will eliminate the need for someone to arrive on-site to read our meters and, for the most part, estimated billing. For additional information, please visit the Atlantic City Electric site at atlanticcityelectric.com/SEN (click link below). We hope this alleviates any concerns you may have had about Atlantic City Electric getting into the community during the off-season to complete this upgrade. Dear Homeowners ... Just wanted to make everyone aware of a Recycling Don't. Our household recycling bins (red) are to be used to recycle CLEAN plastic bottles and containers, CLEAN glass bottles, and jars, and CLEAN cardboard and paper. If an item you no longer want is made of plastic and/or metal, it cannot be recycled in these bins. They should be placed in the trash dumpsters (green) or, better yet, taken to the Cape May County Municipal Utilities Authority Transfer Station (cmcmua.com) on Shunpike. The recycling centers that handle the household bottles, cans, and cardboard are not equipped to strip down multi-material items. Those items simply slow the sorting process and are ultimately sent to a landfill.
Last week we found a "Recycling Don't" in one of our red dumpsters -- 2 umbrella strollers and a child's trike. If they are no longer usable, they are considered trash, not recycling. If they can be reused, please offer them for free. Thanks in advance for your cooperation. Dear Homeowners -- Believe it or not, we still have a lot of mail that was collected over the summer for our homeowners. We typically toss the advertising and local election campaign flyers ... but there are mail pieces that appear to be important from the federal and state government, utility bills, medical bills, package delivery notices, jury duty notices, handwritten envelopes ... just to name a few ... that are addressed to our homeowners. Some of this mail has been there for months ... so we can only assume that it is not important to you. (Please note: It is not the responsibility of the Board or the Mail Committee to personally deliver mail to your home.)
We will hold the mail collected over the summer until the May 1, 2023 timeframe. At that time, we will dispose of it. If you are down over the winter, please check the mail bins located in the Laundry Room for anything addressed to you. The code to the Laundry Room is 4028. Thank you in advance for your cooperation. Dear Homeowners ... We wanted to give you an update on our closing and winter activities.
WATER -- Water to individual homes was turned off for the season last Wednesday, Nov 2nd. (Those who opted into text messages already know this.) Our filtration systems were winterized and all the water lines in the campground have been blown out. The spigot for WINTER WATER has been moved from the back of the small Log Cabin to the Cedar Street side of the building. (See attached picture.) Please do not park in front of the spigot over the winter. The move was made to allow easier access to the water line for repairs. The old line was tucked behind the filtration tanks and you had to be a contortionist to repair them. (And the line broke twice this year.) And, as always, the Bathhouse is open throughout the winter for your use. LEAVES -- If you are down on weekends during November, you can rake your leaves into piles near the road or bag them (paper leaf bags only). Mike will continue to run the leaf vacuum and pick up leaves throughout the month. If you are down and decide to rake leaves in December, January, or February, please do not leave piles along the edge of your property. The leaves will only continue to blow around. Please bag them (paper only) and place the bags in the area designated for leaves behind the dumpsters. RECYCLING -- Our last regular Recycling Pickup was on Thursday, October 27th. This date is not dictated by the Association but is controlled by the agreement between Gold Medal Environmental and Middle Township for free recycling pickup at seasonal communities. Since then, we have completely filled 2 of our recycling dumpsters! And we'll need to call for an on-demand, payment-based pickup soon. If you have large boxes, please be sure to break them down ... or better yet, take them home for recycling over the winter. Please do not put non-recyclable items in the dumpsters such as fire pits, metal rakes, dirty/food stained cardboard, or condiment containers that still contain ketchup, mustard, etc. TRASH -- Our last regular Trash Pickup is scheduled for Tuesday, November 8th. Please do NOT place any bulk trash (cabinets, furniture, beach chairs, etc.) in our dumpsters as you close for the season. Bulk trash should be taken to the Cape May County Municipal Utilities Authority (cmcmua.com) on Shunpike or taken home. A household trash "on-demand" pickup over the winter costs us the same as a full month of bi-weekly trash pickup over the summer!!! LOCKED GATE -- As you know, we are licensed as a Campground and are required to be closed from November 1 to March 1 each year. Overnight stays during the week are prohibited per Township regulations. Therefore, the winter security gate will be locked from 8:00am on Mondays until 12:00 noon on Fridays. The gate will be open on weekends ... and the following holidays, one of which is coming up this Friday.
CONTRACTOR ACCESS -- As a homeowner, it is your responsibility to open and close the gate for any contractors doing work on your property on weekdays during the winter months. PLEASE DO NOT GIVE YOUR GATE KEY TO A CONTRACTOR OR MAKE A COPY FOR HIM OR HER. If the work is critical and you cannot get down to OSC to let the contractor in, please contact the Board via their email address "[email protected]". Winter Security or a Board Member will do their best to help you out. WINTER SECURITY -- Otto Munz is our on-site Security for the 2022-2023 Fall and Winter. He's located at 1300 Ash right next to the Bathhouse. He'll be monitoring the community and our homes throughout the winter. If he sees anything out of the ordinary, either Otto or a member of the Board will reach out to you. As always, if you have any questions or concerns, you can reach the Board via their email address "[email protected]" or by calling Property Management Consultants at 609-390-0300. Have a wonderful fall and winter! |
