Middle Township Zoning Board Public Notice

Dear Homeowners,

You may have already received a registered letter relative to a Middle Township Zoning Board Public Notice ... or received a slip to sign and pick up your letter at your local post office.  The contents of that letter is posted below.  It is standard practice for the Zoning Board to require that notices are sent to neighboring property owners when variances to normal use are requested.  As noted, the applicant (GIAC NGO Monastery, a Buddhist organization) is seeking approval to construct a monastery which will consist of a temple, associated dormitories, and a dining facility for visiting monks and nuns.  This plan requires variances as stated since current zoning states:
  • Only one principal structure and only one principal use are permitted on a lot (Section 250-606)
  • Religious usage is conditional, not a typical permitted usage relative to the section on Rural Conservation (Section 250-406(B))
  • For religious use, the maximum height of the building may not exceed 35 feet, except that a steeple may extend to a height of 60 feet. (Section 250-513(F))

The Board does not have any additional information other than that provided in the letter.

Should anyone have questions about the proposed building(s), the contact information for the group's attorney has been provided.  In addition, you may review the application on file in the Middle Township Municipal Building and/or attend the hearing scheduled for December 11th at 6:00pm.

Dear Homeowners ...

We will be using the leaf vacuum on a limited basis for the last 2 weeks of October if you are planning to clear leaves from your property. Outside that window, you are welcome to bag leaves (paper only please) and place them directly behind the trash dumpsters. Leaf pickup will resume at the end of March.

EAGLES TAILGATE AND WATCH PARTY -- SUNDAY, OCT 19TH 1:00PM KICKOFF. LOG CABIN OPEN AT 9:00AM FOR TAILGATING.

Join us for the last event of the year at the Log Cabin on Sunday, Oct 19th at 9:00am for a pregame tailgate leading up to the kickoff at 1:00pm.

This will be a potluck also so bring your own snacks and drinks!
Grill will be available at 9:00am for those who want to hang out and do a little BBQ!

Notice of 96th Street Bridge Repairs - October 15th

On Wednesday October 15, 2025 the County will be addressing a priority 1 repair on the 96thStreet bridge. The work will require that one lane on the bridge be closed during the repair due to access .

As a result , flaggers will be onsite and an alternating traffic pattern will be in place. The repair is expected to only take one day and the hours of the alternating traffic will be from 9:00am to 3:00pm.

Motorists should expect delays.

Trash Pickup Rescheduled for Tuesday

Due to the inclement weather, trash and recycling will be picked up on Tuesday, October 14th this week instead of Monday.

​If you are leaving today (Sunday) or during the day on Monday, please take your trash and recycling up to the dumpsters on your way out of the community.

October 12-13, 2025 Coastal Storm

We just received the following guidance from the Cape May County Office of Emergency Management.

​Attached is the
morning briefing today (October 9th) regarding the significant coastal storm forecast to impact our region this Sunday through Monday (October 12-13). There is uncertainty with the details as these will depend on the exact storm track and intensity.

Separate from this storm, minor coastal flooding is expected today (10/9) and Friday (10/10) for some areas due to the high astronomical tides (King Tides) and a developing northeast wind. A Coastal Flood Advisory is in effect for this. 

Bottom line, if you have anything that can collect water or blow away with the wind gusts, be sure to "batten down the hatches" ... and keep an eye on the forecast via this website.

As You Close for the Season ... Please note ... Property Appearance and County Health Inspections

Dear Old Stagecoach Homeowner, 
 
As we communicated in the Spring, the Cape May County Health Inspector visited our community in early May to inspect not only our common areas and buildings, but to also look at the condition of individual properties ... front and back! 

​Since the inspector arrives before everyone has had an opportunity to fully “open” for the season, we would like to encourage everyone to leave their property neat and organized when closing this October/November.  Please remove any clutter or construction debris from behind and alongside trailers and sheds.  Ensure that tarps covering outdoor furniture and grills fit snugly and propane tanks are secured and capped.

As a reminder, the 2 main observations for the entire community were:
  1. All containers (flowerpots, cans, kayaks, kiddie pools, etc.) must be watertight or overturned to prevent water from accumulating and creating areas for mosquito breeding.
  2. Every site must be properly identified. The site number must be on your trailer or clearly marked on your electrical pedestal.  We believe this particular observation has been remedied as long as you haven’t painted over your site number or have something like a tarp blocking it.
 
Other major categories affecting numerous sites were:
  • Extra, loose/unsecured propane tanks ... This is a recurring issue that we've been cited for in the past. All large propane tanks must be secured to your trailer. Smaller tanks should be on a level surface or in a propane tank holder to prevent tipping.    
  • Uncapped propane tanks … Tanks that are not connected to your grill or to your trailer should have a cover or cap over the threads.  Please note that the propane caps are meant to keep dirt out of the propane lines to prevent them from getting clogged in addition to protecting the threads, not to seal the propane tank.  
  • Site Cleanup Needed ... A large number of sites were noted as having debris on their lots from extra siding and shingles to windows, lumber, pipes, and old rugs.
  • Loose/Unused Tarps ... Another group of sites were noted as having loose and unused tarps on their site. Again, these can accumulate water and create a breeding ground for mosquitoes.  If you are covering outdoor furniture or grills for the season, please ensure that the tarps/covers are secure.
 
We are asking for your cooperation now so we can avoid issues that can be cited by the inspector in the Spring.

Update on Re-Stoning the Roads

Monday and Tuesday were very busy days at OSC. An additional 6 truckloads (150 tons!) of stone were delivered and spread by our wonderful maintenance crew. The remainder of Ash was stoned as well as the parking area between the bathhouse and playground. A good portion of S. Spruce was also stoned along with most of the parking area between the pool and the bathhouse. It's looking great!

We have another delivery scheduled for Tuesday, October 7th. We expect to finish S. Spruce, the bathhouse parking area, and Cedar. If we have any additional stone, it will be added to Beach between S. Spruce and S. Pine.

​If you are here on that day next week, please be sure your vehicle is not parked near the road. And if you need to go out during the day, please move it to the common parking area by the playground.
