Volunteers will be needed to set up tables and chairs before the concert … and clean up afterwards. Dear Homeowners ... Weather permitting, fall leaf pick up will begin this week (week of Sept 25th) and will end on Monday, November 6th. Please don't leave piles of leaves after that date as they will simply blow around the grounds over the winter.
TO BAG OR NOT TO BAG: This season, you can choose to blow your leaves to the “curb” or bag your leaves. If you opt to bag your leaves, please use only paper leaf bags like those sold at Home Depot … no plastic bags. You can place the bags curbside or bring them to the trash area. Leaf bags should be placed BEHIND the dumpsters. Do not place them in front of the trash or recycling dumpsters. Blow leaves to the roadside but not into the roads. The leaves should be put in piles approximately 3 feet wide and extend along the entire road footage of your property if necessary. It is important to get them as close to the edge of the roads as possible because the vacuum hose cannot reach more than a few feet from the road. PLEASE DO NOT BLOW LEAVES OR THROW BRANCHES ON TO COMMON LOTS especially along the perimeter of our community. This just makes more work for our maintenance crew. If you choose to bring your BRANCHES or cuttings from shrubs/grasses to the trash area, please place them in the area marked to the LEFT of the GREEN dumpsters. PLEASE DO NOT PUT BRANCHES OR LANDSCAPING STONES IN WITH THE LEAVES: We cannot mix branches in the leaf dumpster and the vacuum truck cannot handle branches, tree limbs, landscaping stones, or other debris. Please separate branches and tree limbs and our maintenance personnel will pick them up separately. If the maintenance men find that your leaf pile has too many stones in it, they won't pick up your leaves and you will be notified. You will then have to bag your leaves. Thank you in advance for your cooperation. A coastal storm is headed our way. The wind has already started to pick up ... and rain is expected to start this evening and continue all day Saturday ... ending sometime on Sunday. Wind gusts up to 50mph are expected so please secure your trash cans and lids, umbrellas, lightweight lawn furniture, and anything else that can easily blow into your neighbor's yard or the street.
If you notice any large branches down in the common areas, streets, or your neighbor's roof that require immediate attention, please contact Property Management Consultants at 609-390-0300. Due to the extremely hot weather this week, the permanent fix to the water line repair on the 600 block has been postponed until next week (or the week after if there is significant rain next week).

Just remember to log out of your account when the games are over. Dear Homeowners ... If you are at OSC on Wednesday, please be aware that an old trailer will be removed from the 1600 block of Willow in the morning (anticipated time is between 10:00am and 12:00noon) and a new trailer will be brought into OSC in the afternoon.
As the old trailer is going out, you may not be able to drive on Willow or Ash. And, you will not be able to enter the access road from Stagecoach Road until the trailer exits. When the new trailer is coming in, you will not be able to exit via the access road until the trailer is in the campground and turns onto Ash. And again, you may not be able to drive on Willow or Ash until the trailer is placed on the lot. If you have errands to run, please plan accordingly. Thank you in advance for your understanding and cooperation. THE AMENDMENT HAS PASSED! As announced at our Annual Meeting, we finally received a majority vote in August to add Lot 502 to our Master Deed as a common element. The Board has signed off on the official amendment document and the Association's lawyer is filing the update with the County Clerk's office.
Just as a reminder to everyone ... Lot 502 contains a leach field and is not a buildable lot. It was owned by Middle Township due to unpaid taxes from many years ago. In November/December 2021, it showed up on the Township's Land Auction Listing but was subsequently removed after the Board informed them of the leach field. Lot 512 was also listed with the Land Auction and was auctioned off in January 2022. During the "sale" process, a lien imposed by our Association for unpaid dues against Middle Township was identified. An agreement was reached between our lawyer and the Middle Township Solicitor to do a mutually beneficial "swap". If we would release the lien on Lot 512 so the sale could be completed, the Association would receive the deed to Lot 502 and it would be removed from the tax rolls. (Please note: The Township doesn't pay Association Dues on land it acquires via unpaid taxes.) The only caveat was passing an Amendment to our Master Deed to make Lot 502 a common element. Now that the amendment paperwork is being filed, the Township's sale of Lot 512 will proceed ... And we, the Association, will be able to collect dues on that lot!
