Dear Homeowners -- The last day that water will be on to individual mobile homes for the 2022 Season will be Tuesday, November 1, 2022. The water will be shut down on Wednesday, November 2 and winterization activities will begin. The bathhouse will be available for your use. We will also begin locking the gate between 8:00am on Mondays and noon on Fridays. Gate keys are available through the Board via their email -- [email protected].
PLEASE NOTE that per Middle Township Campground Regulations, overnight occupancy on weekdays between November 1 and February 28 is strictly prohibited. Weekend and holiday usage is permitted. Given the increased scrutiny from Middle Township relative to Construction Permits, we are anticipating additional scrutiny this year relative to ALL campground regulations. PLEASE DO NOT VIOLATE the Middle Township Regulations by staying overnight on weekdays from November through February. Failure to comply with the winter regulations could result in individual fines to homeowners from the Association as well as fines from Middle Township and/or the loss of our campground license. Please place any leaf bags or leaves you bring to the trash area BEHIND the dumpsters. Maintenance had the dumpsters moved forward to make room for the leaves. Branches and any other yard waste should be placed in the orange fence corral to the left of the green dumpsters. --------------------- Dear Homeowners -- During the month of October, Maintenance will be picking up leaves. Just like in the Spring, you can choose to blow your leaves to the “curb” or bag your leaves. If you opt to bag your leaves, please use only paper leaf bags like those sold at Home Depot and Lowe's ... no plastic bags. You can place the bags curbside or bring them to the trash area. Leaf bags should be placed BEHIND the dumpsters. Do not place them in front of the trash or recycling dumpsters. Blow leaves to the roadside but not into the roads. The leaves should be put in piles approximately 3 feet wide and extend along the entire road footage of your property if necessary. It is important to get them as close to the edge of the roads as possible because the vacuum hose cannot reach more than a few feet from the road. PLEASE DO NOT BLOW LEAVES OR THROW BRANCHES ON TO COMMON LOTS especially along the perimeter of our community. This just makes more work for our maintenance crew. PLEASE DO NOT PUT BRANCHES OR LANDSCAPING STONES IN WITH THE LEAVES: We cannot mix branches in the leaf dumpster and the vacuum truck cannot handle branches, tree limbs, landscaping stones, or other debris. Please separate branches and tree limbs and our maintenance personnel will pick them up separately. A member of our Old Stagecoach Community, Thomas Hewitt (Lot 1519), passed away on Tuesday, September 20, 2022. Services are scheduled for Monday, September 26th in Williamstown, NJ.
Check out the pamphlet given out to campers back in the day ... It's most likely from the late 1980's or early 1990's based on the ads and given that Old Stagecoach is listed as a "condominium" campground.
Enjoy! Dear Homeowners ... Those of you that attended our Annual Meeting, or have tried to submit building permits, know that Middle Township has not allowed any construction since early this year as they were classifying everything as a "permanent structure". And per the Township's Campground Regulations, no permanent structures are permitted. The Board has been reaching out to the township directly and also via the association's lawyer to fully understand the original restrictions, the changes currently proposed, and impress upon the Township that we are not a traditional campground.
The Middle Township Committee will be reviewing their proposed changes to campground building regulations at their meeting on Monday, October 3, 2022 at 6:00pm. The meeting will take place in the Municipal Building on 33 Mechanic Street, Cape May Court House, NJ. Board members are planning to attend this meeting and speak on our behalf. Our lawyer will also be forwarding a letter from our association to the Township Committee prior to the meeting outlining who we are. Attached is the new ordinance as included in the Township Committee's Meeting Minutes from September 7th. In addition, there was a short article in this week's Cape May County Herald newspaper which is also included in this post. More info to follow ... Sorry to report that the Adult Putt Putt Crawl originally scheduled for Saturday, September 10th has been cancelled. We're looking forward to seeing the event back on the OSC calendar for next season.
