Dear Homeowners ... During a recent walk-through by your Board members, we noticed that a number of homeowners actively use gas or charcoal grills or smokers on their decks or in very close proximity to their trailer, deck, or shed. Per the Fire Marshall (and our Rules & Regulations), grills/smokers should not be used on a deck or on the ground within 5 feet of an overhang or building as this does present a potential fire hazard should the grill flare up or ignite grease accumulated inside or in the grease trap. The Fire Marshall typically inspects our property at the very beginning of the season and hasn't cited the Association or individual homeowners at this time as Maintenance indicated that some homeowners store grills/smokers on their decks for the winter only. Should the Fire Marshall come into our community for another violation or reason, the Association (and you) could be fined ... but more importantly, we want you to be safe and avoid a potential fire hazard on your property.
Thank you in advance for your understanding. BALLOTS FOR LOT 502 AMENDMENT Dear Homeowners … Thank you to everyone who has turned in their ballot so far. But we are still 4 votes shy of reaching the 51% approval needed to pass this amendment to our Master Deed to make Lot 502 a common element … so please vote! For your convenience, there are blank ballots and envelopes in the plastic bin located in the Laundry Room. Please do not leave your completed ballot in the plastic bin. There is a black “locked” mailbox located on the wall outside the Laundry Room. Please place your completed ballot in a sealed envelope and drop it in the mailbox slot. The Board will periodically collect the envelopes and send them as a group to Property Management Consultants. Or feel free to mail it yourself to PMC at 15 N. RADIO FICTION will be back again on Saturday, September 23rd (Irish weekend) ... so mark your calendars! Come join your OSC friends and neighbors for a concert by “Radio Fiction” at 7:00pm on Saturday, July 15th outside the Log Cabin Community Center. Bring your own beverages and snacks … and enjoy the music and good company! All are welcome!

Dear Homeowners -- Not only do wipes wreak havoc with our septic system, GREASE and OIL can irreparably damage our leach fields as it prevents water from seeping (leaching) into the ground. While we can periodically clear the lines leading to the leach field, repairing a leach field can be costly, time-consuming, and prevent use of the septic system during the repair ... if it is even possible. And, we have very few options for relocating a leach field and redirecting the sewer lines to it!!
PLEASE, PLEASE, PLEASE ... DO NOT DUMP GREASE OR OIL DOWN THE DRAIN. Please collect it in a container or wipe it out with a paper towel and place it in the trash. You'll not only help prevent sewer backups, but you will help extend the life of our leach fields. And, of course, please don't flush wipes or anything other than 1-ply toilet paper down the toilet. Note: We also tend to have a large number of emergency calls for sewer backups on weekends in the summer, especially holiday weekends, due to high water usage within our community. The water accumulating in our tanks simply cannot leach out into the ground at the same rate. We do monitor our tanks at least once per month and have the solids pumped out on a regular basis. We have over 11 septic sites containing 33 tanks within our community. Thank you for your cooperation in this matter. OSC Board Sending a special "THANK YOU" to everyone who helped with our Family Fun Day on Saturday, July 1st ... from purchasing the food and arranging the activities and entertainment to setting up tables and chairs and cooking the hot dogs.
The Easterday Family did a GREAT job with the games for the kids. All loved the Magician and the face painting. Plus the young man (only 16 years old!) singing and playing his guitar in the evening did a phenomenal job! Here are a few pictures ... Our apologies for not taking more! |
