Our Maintenance Supervisor, Mike, lost his phone either in the Campground near the Maintenance Shop or heading towards Main Street, or on the Access Road. He thinks he put it on the hood of his truck while he was putting his lunch cooler, etc. into his truck to head home. Then headed out ... It fell off somewhere and could even be in the brush along the road.
If you find a phone, please email the Board at [email protected] Thanks for your help. Dear Homeowners ... We've had several complaints about children (and even a few adults) cutting through another homeowner's property rather than walking around the block. Whether the children are playing tag, hide-and-seek, walking to the pool, or riding bikes, they should not be cutting through someone else's property without that homeowner's explicit permission. There are concerns about liability if the child or adult gets hurt while cutting through.
Please be respectful of each other's property and the close proximity in which we live. Thank you in advance for your cooperation. Dear Homeowners ... Per our current Bylaws, "No motorized mini-bikes, trail bikes, motorcycles or light vehicles may be operated within the Condominium ... except those licensed for on-road use ...". While the Bylaws do not explicitly address electric bikes and electric scooters, the Board is concerned about their use within the community, especially by children. The electric bikes have the ability to reach speeds of 20 mph (some up to 28 mph) and electric scooters have the ability to travel up to 15 mph.
We've limited vehicle traffic to 5 mph for the safety of our pedestrians and pets so it only makes sense to limit the speed of these electric bikes and scooters to 5 mph as well. Or they can simply be utilized within the grounds in "non-assist" mode. (Several electric bikes were observed going at or close to 20 mph over the 4th of July weekend.) Many shore communities have banned their use altogether on boardwalks and other pedestrian walkways. We would prefer to not ban them at this time, but if electric bikes and scooters are observed traveling over 5 mph that will be the next step. Thanks in advance for keeping everyone safe by observing speed limits. Betty Ann, from our Mail Committee, met with the Cape May Court House Postmaster last week to see if they would deliver our mail and packages into the Campground. Unfortunately, the answer was no. Per USPS Union rules, the driver is not allowed to drive more than 1/4 mile to deliver mail. The only exception would be if we had cluster mailboxes installed in a single location for every home here -- that's currently 224 lots and mailbox slots!
Going forward ... Any mail (or small packages) delivered to our mailbox on Stagecoach Road will be placed in the bins located in the Laundry Room by Betty Ann (or another member of the team). Small packages that fit in the mailbox will be delivered to the mailbox, but larger packages will need to be picked up at the CMCH Post Office on Route 9. The mail carrier will leave a pink or orange "undeliverable" slip with the mail for any large packages. It will be your responsibility to pick the package up at the Post Office within 14 days. They will not attempt to redeliver the package. Mail and small packages picked up from the mailbox will not be delivered to your individual homes ... nor will anyone notify you of mail or packages in the Laundry Room bins. If you're expecting something in the mail, it's your responsibility to retrieve it. ALSO ... there are a number of bills delivered here each month from Comcast/Xfinity and Atlantic City Electric. Please have them redirected to your primary home address or, if you pay online, please have the paper bills stopped. Thanks in advance for your cooperation and THANK YOU Betty Ann for meeting with the Postmaster and picking up our mail. All repairs have been completed and you can run water again!
Our apologies for the inconvenience and thank you for your patience while this repair was completed. UNFORTUNATELY THE PUMP NEEDED TO BE REPLACED AND THE TASK IS TAKING LONGER THAN ANTICIPATED.
PLEASE CONTINUE TO REFRAIN FROM USING ANY RUNNING WATER. Please do not flush your toilets, take showers, or wash your dishes! Please let any neighbors not on this page know. AND REMEMBER, THE BATHHOUSE IS OPEN. Our apologies for the inconvenience and thank you for your patience while this repair is completed. We'll keep you posted via this page on the status of the repair. PLEASE CONTINUE TO REFRAIN FROM USING RUNNING WATER UNTIL SOMETIME TOMORROW, TUESDAY, JULY 19TH. THE VENDOR IS SCHEDULED TO COME IN AT 7:00am tomorrow to repair or replace the pump in the wet well.
The tanks have been pumped but they need to remain empty for the vendor to get in and work on the pump inside the wet well. We just wanted to send a quick reminder to everyone about your pets ... particularly the dogs ... that visit our community throughout the season. Some dogs belong to you, the homeowner, but others visit with family and friends. But, you as the homeowner, are ultimately responsible to ensure that everyone in your household follows the rules ...
We have a malfunctioning pump in one of the septic tanks that your home feeds into. As a result, the tanks need to be pumped. However, the vendor that pumps our tanks cannot get here until the end of the day.
Until the tanks are emptied, please do not flush your toilets, take showers, and wash your dishes again! Please let any neighbors not on this page know. AND REMEMBER, THE BATHHOUSE IS OPEN. Thank you for your patience while the tanks are emptied and the pump is repaired. We'll keep you posted on the status of the repair. Nomination forms are now available. And, if you have interest but you're not ready to take on a "full" Board position, we're hoping to add more alternates! Forms are due back by 4:00pm Monday, August 1st to Property Management Consultants, 15 N. Shore Road, Marmora, NJ 08223 or via FAX at 609-390-0244 or via email at [email protected].
