NOTICE OF BOARD MEETING

Notice is hereby given that a meeting of the Board of Trustees of the Old Stagecoach Campground Condominium Association will be held at 7:30 pm on Thursday, July 14, 2022 to consider the following business:
  • Review the bids received to upgrade the current security camera system.
  • Select the vendor and formally vote on spending the funds budgeted for the upgrade.

The meeting will be held virtually via Zoom. Zoom meeting credentials are included below and will also be posted on the OSC Condo Information Facebook page, emailed to our OSC distribution list, and sent through regular mail. Note: If you wish to have the Zoom link emailed to you but are not part of our email distribution list, please email the Board at [email protected] no later than Wednesday, July 13th with your request.

We will be presenting information via a screen share through the Zoom link and it will be best viewed on a laptop or desktop computer.

Association members wishing to attend will need to provide their full name and lot/house number when they join the meeting. Members may listen to the discussion but may not participate in the meeting or vote on the issue at hand.

WIPES ... AGAIN!!

PLEASE, PLEASE STOP FLUSHING WIPES OF ANY KIND. THEY ARE NOT FLUSHABLE.  THEY CAUSE HAVOC WITH OUR SEPTIC SYSTEM.

Dear Homeowners ... Maintenance needed to come in on Sunday after the septic pump station on the corner of Birch and Beach started alarming.  He opened the wet well to find it full and the 2 pumps jammed with wipes and stopped.  It was difficult clearing the jams and we were lucky the pumps shut down and did not burn out.  When the pumps were restarted, more wipes were seen flowing into the wet well.

On Monday morning, one of the pumps was still laboring.  We had to call for service ... an unplanned, unbudgeted service call ... due to wipes.  The pump was pulled from the tank and additional wipes were found jammed inside. In addition, a septic service had to be called to empty the tank ... another unplanned, unbudgeted cost as we don't typically pump out the wet wells.  We suspect the cost for both services will be in the vicinity of $2000+ just for this single occurrence.

This week’s problem was on the 1400 block, but THIS ISSUE HAS BEEN THROUGHOUT THE COMMUNITY THIS YEAR AND PREVIOUS YEARS.

With the upcoming holiday weekend and even more family and friends in our community, the last thing we need is non-functioning sewers and septic tanks overflowing this weekend!!!!  But to avoid a problem, we need your help.

PLEASE TELL YOUR FAMILY AND FRIENDS TO STOP USING WIPES OF ANY KIND. THEY ARE NOT FLUSHABLE.  THEY CAUSE HAVOC WITH OUR SEPTIC SYSTEM.  THROW THEM IN THE TRASH.  AND IF YOU RENT, PLEASE TELL YOUR RENTERS.  POST A SIGN IN YOUR BATHROOMS! OUR SYSTEM IS NOT LIKE THE CITY SEWERS!

We are honestly at a loss and don't know what else to say.  We've sent notices and pleaded with you to stop.  But, obviously, to no avail.  If the pumps fail and have to be replaced, that's several thousand dollars each and will most likely result in an assessment to all households for repairs.  If we have to continue to bring in vendors to fix problems or pump tanks due to wipes, we will definitely need to increase dues to cover the additional maintenance costs!

PLEASE HELP US KEEP THINGS RUNNING!!!

VOLUNTEERS NEEDED – POOL COMMITTEE

Dear Homeowners – We had 2 couples volunteer for our Pool Committee at Coffee with the Board ​(Thank You!)​, but we need more help … especially with closing the pool every evening … particularly on weekdays. If you don’t feel comfortable testing the pool and adding water … simply checking the skimmer baskets for pool toys and closing the umbrellas before locking the gates would be great. We also occasionally need help opening the pool … mostly on weekends when our current staff has other obligations.

​UPDATE ON MEMORIAL DAY WEEKEND BATHROOM INCIDENTS

Dear Homeowners -- As previously reported, we had several incidents in the Bathhouse over the Memorial Day Weekend.  The cameras in the hallway were reviewed to see if we could identify who was responsible for them.  However, the amount of activity in and out of the Bathhouse over the weekend (and no specific time frames) made it virtually impossible to determine who the culprits were.  

Some of the things we did see were unexpected and rather surprising, to say the least. The Board felt that everyone should be made aware of them as well.  On several occasions, we saw couples entering the hallway, one would stand guard while the other checked the bathroom, and then we saw both going into either the women's or men's room, apparently to shower together.  
There was also some similar activity in the Laundry Room.  

When homeowners and their guests use our bathrooms (and laundry room), there is an expectation of decency, proper behavior, and respect for the other adults and children in our community that also use our facilities.  These are public spaces, not your private homes.  PLEASE be sure to let the teens and young adults in your household,  and those who come as your guests, that this is inappropriate behavior.

Additional Pool Information ...

Please note that the repairs and patches completed on the pool in May have absorbed the iron from the water and are brown at this time. PLEASE DO NOT TRY TO SCRUB THESE AREAS and please ask your children not to scratch or rub them. It is just a stain. We are hoping that the chlorine will bleach them over time. And if not, we will repaint the areas in the fall or early next spring.
