Dear Homeowners ...
An inspector from the Cape May County Health Department was here on Thursday, May 8th to inspect the entire community and turned over her report to us on Wednesday, May 28th. Not only does she look at our common areas and buildings, she also looks at the condition of individual properties ... front and back! This year, we had the most homes ever cited for violations ... approximately 30% that were written up individually plus some additional comments about the community in general. As a result, we only received a "conditional" satisfactory on our report and the inspector will be back again in 2 weeks to look at those sites to see if any remediation was done. If your property was specifically noted for a violation by the County Health Inspector, you will be contacted by a member of the Board. We are asking for everyone's cooperation to remedy the issues cited by the inspector. We need to move our status to "Satisfactory" for the season! Sincerely, OSC Board Dear Homeowners ... We were recently alerted to inquiries from several homeowners on one of the homeowner pages asking how to begin receiving messages when the water is going off or the power is out. They in turn requested access via the Board email account, filled out the proper form, and were added to the text message distribution list. (Please note -- The Board does not monitor either of the two homeowner pages.) Unfortunately, improper instructions were also posted on the page indicating that you could simply text the word "Start" to our rented 833 number. This will not add you to the distribution list for text messages. Note: It may allow you to begin receiving messages again from our 833 number if you inadvertently sent "Stop" to opt-out and identified our number as spam to your carrier. However, we have no way of knowing how your carrier will treat the message. We use an application to send text messages to a distribution list of almost 300 individuals. And we pay for the service. As a result, we limit the recipients to 2 per site. Within that app, we have created a distribution list. To be added to the list, you must complete and sign a OSC HOMEOWNER TEXT MESSAGE OPT-IN form. A form can be requested by emailing the Board at [email protected]. They can also be found in the Laundry Room. Forms must be returned to the Board via email or they can be mailed to Property Management Consultants at 15 N. Shore Road, Marmora, NJ 08223 Please note that any responses (other than "Stop" to opt out) to the text message you receive is simply converted to an email which is sent to the Board account. No response will add you to the distribution list. We are asking for your cooperation to the DO NOT REPLY in your text message. Those extraneous messages clog our Board email account and numerous responses will result in additional charges to our text message account. Thank you in advance for following the proper process. VOLUNTEERS STILL NEEDED!
Dear Homeowners ... We just received word from the testing lab that the retest of the pool water collected on Friday passed! The pool will be open for the season beginning tomorrow morning at 10:00am, Thursday, May 29th. Thank you for your patience. WE STILL NEED VOLUNTEERS TO CLOSE THE POOL IN THE EVENING (7:00PM). WE ONLY HAVE MONDAYS AND WEDNESDAYS COVERED AS OF TODAY. IF WE DON'T HAVE VOLUNTEERS TO COVER THE OTHER DAYS, THE POOL WILL BE LOCKED WHEN MAINTENANCE FINISHES FOR THE DAY AROUND 3:00PM! We will also begin additional trash pickups on Fridays beginning this week. Friday trash pickups will continue until the end of August.

Dear Homeowners ...
While we passed the Township's electrical inspection and the County Health Department gave our setup, signage, and safety equipment the thumbs up earlier this week ... unfortunately, the water test did not pass. All 3 are required for us to officially open. Therefore, per the Health Department, we cannot open this weekend. The pool water sample was taken on Monday (just as it is taken weekly throughout the season) and results typically take 72 hours. We received the results today (Thursday) and they found bacteria in the water. The source is not known. It can come from dirt blowing into the pool or pollen falling from the trees ... anything organic that can cause bacteria growth. The pool chemicals were all reading at the correct levels, the water was clear, and the filters are running continuously. So we cannot assign a specific cause. We are shocking the pool with a significant amount of chlorine today and the lab will send a representative tomorrow morning to take another water sample. With the upcoming holiday weekend, we will not have results until Tuesday afternoon at the earliest. Our apologies for the inconvenience. Bacteria is not something we can test for on-site and we rely on weekly testing by an outside laboratory to test that water quality factor. Sincerely, OSC Board Dear Homeowners ...
We're in the process of getting our final inspections and tests completed to open our community pool this weekend. BUT WE NEED YOUR HELP TO DO THAT. We need volunteers to close the pool each day at 7:00pm. (Maintenance is not here at that time.) The process is pretty simple ... close the umbrellas, gather any toys from the pool deck or the pool itself, check the skimmers for small toys, dip a test strip in the pool and record the results for chlorine and pH, and most importantly, ensure all 3 gates and the pool pump house are locked. We will gladly show you! We have a few volunteers but need a lot more to handle the entire season. ARE YOU WILLING TO TAKE A DAY? You can either help us on a recurring day every week ... or for a few weeks over the summer ... or as needed. PLEASE CONSIDER HELPING ... especially if you are here most of the summer or most weekends. You can contact the Board via their email ... [email protected] Thank you in advance for your cooperation.
