Dear Homeowners -- Over the Memorial Day Weekend, we had several incidents in the Bathhouse that everyone should be aware of.
We had two incidents in the Bath House where someone turned on the showers and left them running. The Ladies Room was completely flooded, front to back, the first evening as the floor drain was also clogged. Luckily, the Men's room was not flooded that day. The next evening, the Men's room showers were turned on again and plastic gloves were used to cover the shower drains. Fortunately, someone discovered the running showers before the entire room flooded. That same evening, someone also clogged one of the toilets in the men's room, used it, and then flushed causing the toilet and its contents to overflow onto the floor. And, if that wasn't enough, we had someone defecate twice (several hours part) in one of the Men's Room shower stalls. (Thank you to the homeowner who cleaned up the first instance.) As you can see, the incidents were getting progressively worse and more disgusting! (We also had several incidents like this last year, but we couldn’t make a positive id as to who was in the bathroom at the time.) We can only assume that there are some children and/or young adults who are out of control at Old Stagecoach. We are asking parents to take additional responsibility and more closely SUPERVISE your children and young adults while you are here. We will be reviewing our security camera footage to see if we can identify who was in the bathrooms just before these incidents were reported. Parents will be held accountable for the actions of their children and fines will be levied to cover the cleanup costs. We, as a Board, are very disheartened and dismayed to have to deal with these issues at all, yet alone on the very first weekend of the summer season ... and you, as homeowners, should be as well. This is not the community we thought we lived in. If incidents like these continue to occur with our bathroom facilities, we will have no choice but to lock both bathrooms when the pool is closed each evening and unlock them when the pool reopens in the morning. And, if the incidents continue during pool hours, the bathrooms will be locked for the season and this could also jeopardize our ability to keep the pool open. No one, not our maintenance team nor our homeowners, should have to clean up the messes like we saw over this past weekend. And, please, if you want to keep our community clean and free of incidents like these, SEE SOMETHING, SAY SOMETHING. Thank you in advance for your understanding. BED FRAME and BIKE FRAMES IN/NEAR RECYCLING BINSDear Homeowners ... As stated in our Bylaws, bulk items must be taken to the Cape May County Municipal Utilities Authority Recycling/Waste Station on Shunpike (the road at the 4-way stop heading toward Home Depot).
If you placed a BED FRAME in the Recycling Bin or the PINK and GREEN BIKE FRAMES next to the Recycling Bin, please remove them and take them to the Recycling/Waste Station. See www.cmcmua.com for details and hours. There is a nominal fee for disposal. (Or if you know who placed them there, let the homeowner know to remove them or contact the Board and we will reach out to the homeowner.) Neither of these items can be recycled with "normal" household recycling which consists of clean glass bottles, plastic bottles and containers, aluminum cans, food cans, newspapers, papers, and clean, flattened cardboard. See the attached Cape May County Recycling Flyer for details. Bed frames and bikes are not on our list or the CMC Recycling Flyer! The truck drivers who come into OSC to pick up our recycling and trash do not leave their vehicles. If it's not in the dumpster, it does not get picked up. And, if they see something in a dumpster that doesn't belong, they will not empty it. Additionally, no one onsite collects and recycles metal to make extra money. If our maintenance staff has to dispose of the bulk items left in our trash area, it will directly impact the association's costs in labor and disposal fees! Note: If no one comes forward to remove the items, we will check the cameras to see which homeowners disposed of the items. Please cooperate with us and dispose of bulk items properly. Thanks in advance. Dear Homeowners ... If you are the homeowner who left an old hot water heater and the packaging from your new one near the leaf pile in our trash area (or you know the homeowner who did), PLEASE REMOVE IT or let them know to remove it.
You, as the homeowner, are responsible for removing bulk trash such as this from our community. Hot water heaters are not picked up by Maintenance on trash days nor do they belong in our dumpsters. If the cardboard box is emptied, it can be broken down and placed in the recycling dumpsters. Bulk trash needs to be taken by individual homeowners to the Cape May County Municipal Utilities Authority recycling/waste center on Shunpike (the road that takes you to Home Depot). Dear Homeowners -- Due to the Memorial Day holiday on Monday, trash pickup will be on Tuesday instead of Monday this week.
Also we will begin our twice weekly trash pickup schedule next week -- on Mondays and Fridays. Enjoy your weekend! Dear Homeowners ... We wanted to give you an update on the pool repairs and our anticipated opening day. As of now, we will not be open for Memorial Day Weekend but are hopeful that the pool will be open for the 1st weekend in June.
Here's a rundown of what's been happening with the pool the last few weeks. We had hoped to uncover the pool and drain it the week of May 2nd. However, the Nor'easter predicted for the end of that week put a damper on things. The Certified Pool Operator we consult with each year STRONGLY recommended not to drain the pool until after the storm had passed. The following week, the pool was drained and power washed ... twice. We knew there were several leaks that needed to be repaired as we had a leak detection company come in at the end of last season to test our pool. There were 4 major cracks/leaks identified --- one of which was much more significant than anticipated. It was huge, as you can see in the pictures, and after the crumbling cement (and caulk) was removed and the area prepped, it took 10 lbs. of concrete to fill the hole. The 3 other major areas, as well as several minor ones, went through a similar process but didn't require anywhere near the amount of concrete to repair them. The concrete was allowed to dry and then the entire pool was acid washed to prepare it for painting. Two coats of paint have been applied with the final coat completed this past Friday. Now we're in the waiting period for the paint to dry and completely cure. Per the paint specifications, it needs to dry for 5 to 7 "DRY" days with air circulating especially in the deep end. If we have a rainy day, we need to add another day to the drying time. Then, 2 days to fill the pool with water and 3-5 days to get the chemicals correct. Once we have the pool filled and pumps running, we can schedule an inspection with Middle Township. Once we pass inspection and balance the chemicals, we'll open for the season. Thank you to the homeowners who have lent a helping hand to get the pool ready for the season. And an even bigger Thank You for your understanding of the effort it has taken, and will take, to get our pool open for the season. The OSC Mail Committee has already been hard at work. Here's a message from Betty Ann Delaney ...
"Hi Neighbors. I spoke to the Supervisor at our Post Office and, as of right now, they will only deliver packages that fit in our mailbox on Stagecoach Road. If the package is too big, they will leave a slip for it to be picked up at their location on Route 9, where it will be held for a month. The CMCH Postmaster will not be back until June 11th and, at that time, we will try to work something out where they can leave bigger packages in some kind of container in the breezeway near the laundry room and bathrooms. I'll keep everyone posted. I know most people have things delivered at home, but there are many of us that are here for the summer." NOTE 1: Homeowner mail (including delivery slips for large packages) is routinely picked up from the mailbox on Stagecoach Road and placed in bins in the Laundry Room. Homeowners are responsible for checking the bins for their mail. The code for the Laundry Room is 4028. NOTE 2: Packages that are delivered via FedEx, UPS, or another delivery service (other than the US Mail) may or may not be delivered directly to your mobile home. It is very dependent on the individual delivery driver. Packages are often left in front of the Log Cabin or at site 206. Please check those two locations if you receive a notice that your package has been delivered, but it is not on your porch. Thank you to all the homeowners and family members who joined us for "Coffee with the Board" on Saturday. We hope you enjoyed seeing your friends and neighbors ... and asking the Board some candid questions. We would like to make this an annual event to kick-off the season.
We are still looking for homeowners to join our various committees -- Mail, Pool, Boat Yard, Safety, Bylaws, Entertainment/Activities, Environmental/Beautification, and Adopt-A-Road. A brief description of each is attached. If you have any interest (even on a casual basis), please email the Board at [email protected]. We are hoping our committees will help our Condo Association accomplish more things and develop more community involvement. On a side note: As you know, we only have one permanent person on our Maintenance staff and one homeowner helping on a temporary, part-time basis. We've been advertising for both a full time maintenance person as well as a pool attendant for a few hours each morning Friday through Monday. But we haven't had any luck ... and are suffering with the same labor issues as most of the local businesses. If you have a high school or college student interested in helping us clean and open the pool, especially on weekends, please let us know. THANKS AGAIN for all your support to our community! |
