OSC POOL STATUS  WEDNESDAY 5/26/2021

Dear Homeowners... We don't have very good news about the upcoming Memorial day Weekend.  While the crack has bee patched and painted, we still need one more day to fill the pool.  Because of all the water we needed to add, the pool filters need to run for a least 2 days to remove a good portion of the iron before we can add the chemicals.  (Otherwise, it will turn completely green when the chlorine is added.) Once the chemicals are added, we may need several more days to adjust them and make the pool safe for swimming.  As a result, the pool will not be open for this coming Memorial Day weekend.  Please accept our sincere apologies.  We'll continue to keep you posted on our progress.     OSC Board

No Campfires Permitted

NO CAMPFIRES PERMITTED – Per the Fire Marshall, no campfires are permitted at Old Stagecoach Campground today (Wednesday, May 26) and until further notice due to the lack of rain and dry conditions. A sign will be posted at the entrance to our community noting the fire danger. When it is again safe to light fires, the sign will be removed. Since there is rain in the forecast, the campfire ban should be lifted soon.

Natural Alternative Weed Killer

​​ARE THE WEEDS GETTING THE BEST OF YOU?
Would you prefer something safer for your family and pets than Roundup and other herbicides … something safe even if shoes and paws track it inside … and something that doesn’t negatively impact the environment … our groundwater and the salt marsh. Why not try these “vinegar” recipes that have been around for years?
When looking for a natural alternative to herbicides, a cocktail of vinegar, salt and liquid dish soap has all of the ingredients needed to quickly kill weeds. Acetic acid in the vinegar and the salt are both very good at drawing moisture from weeds. Dish soap acts as a surfactant, which is an agent that will reduce the surface tension that can cause the weed-killing concoction to bead on the leaves instead of being absorbed by the plant. On a warm, sunny day, the results of this homemade spray will be obvious in a matter of hours as weeds turn brown and wither.
Here's one of the most basic recipes for a natural weed killer … but there are many variations on the Internet. (Here’s just one link … https://www.thegardenglove.com/how-to-make-safe-homemade.../) I even remember my grandmother taking a tea kettle of boiling water and pouring it on the weeds growing in between the bricks of her walkway to kill them.
NATURAL WEED KILLER
• 1 gallon white vinegar (from the grocery store)
• 1 cup of salt* (table salt or Epson salt)
• 1 tablespoon liquid dish soap
Combine the ingredients … easiest way is to pour some vinegar out of the gallon container so there is room to add your salt and dish soap. Once thoroughly mixed, pour it into a spray bottle and treat weeds at the sunniest time of the day for best results (and when there is no rain in the forecast).
This weed killer (as well as many others) is indiscriminate so be careful not to spray it on or near any plants you want to keep. Also note that adding a lot of salt to your soil could prevent plants from growing there in the future.
*This recipe will also work without the salt if you’re concerned about planting in this location at at later date.

OSC Pool Status   2021

Dear Homeowners ... Unfortunately, when we took the cover off the pool last week, we found that a long crack (identified during a previous repair) across the shallow end of the pool had allowed at least a foot of water to seep out. As a result, our maintenance team needed to drain additional water from the pool and re-patch and re-paint the crack. Time is not only required to allow the cement to dry but also a minimum of 4 days is required for the paint to dry before we can add water. Currently, we anticipate filling the pool with a large hose on Monday and/or Tuesday of next week. As a result, all homeowners in our community may experience low water pressure. The filtration equipment will then be tested and chemicals added. While we are working hard to have the pool open for Memorial Day Weekend, there is a risk that we won't be able to open on time due to these unforeseen circumstances.

OSC Trash Etiquette

​Dear Homeowners -- If you have trash and recycling for pick up on Monday (and soon Friday), please move your containers close to the street. Also, please place all household trash in bags. Our maintenance men do not have the ability to take loose household trash. If your trash is not bagged, they will no longer pick it up. On the other hand, recycling should NOT be bagged but placed loosely in your recycling container. Maintenance does have drums that they use to collect recycling. And, please break down your cardboard boxes so that we can maximize the space in our recycling dumpsters. Construction debris should not be placed in or near our dumpsters. And we are no longer collecting scrap metal. Please take these items to CMCMUA Solid Waste Facility on Shunpike.

Smoking Policy

​With the recent legalization of recreational marijuana, the Board has reviewed actions proposed by Middle Township and surrounding communities on how they plan to regulate marijuana use hoping to use their proposals as a guide for Old Stagecoach Campground. We have decided to follow their lead and prohibit marijuana smoking in ALL our common areas which would include the pool, playground, roads, common lots, boat yard, and beach area. (Indoor smoking of any kind is already prohibited in the log cabin and bath house.) In short, if you are not on your own property, you cannot light up and smoke marijuana. Additionally, in January 2019, New Jersey made it illegal to smoke cigarettes, cigars, and pipes — as well as use vapes, or smokeless tobacco devices — in public parks, forests, and historic sites, or on beaches and boardwalks anywhere in the Garden State. The main reason for this smoking ban is to protect non-smokers from second-hand smoke particularly our children. Middle Township also prohibits smoking in outdoor areas where children are present or congregate. To this end, we are asking our homeowners and their guests not to smoke in the pool area or in close proximity of the pool entrance/exit gates. We are also requesting no smoking in the playground area. We are taking these actions to maintain a family-friendly atmosphere within our community and prevent children from inadvertently inhaling any type of second-hand smoke. These actions will also protect adults from any type of second-hand smoke and protect those that must pass random drug tests at their place of employment from accidental exposure to marijuana smoke. Please ensure your family and guests understand our “No Smoking” policy as it pertains to both marijuana and cigarettes (including vapes, pipes, and cigars). We have updated the Old Stagecoach Condominium Association Rules and Regulations to reflect this new policy. Leaf Cleanup Reminder

Sunday, May 16th is the deadline for placing leaves curbside this year. Leaves may be blown into piles along the road footage of your property or placed in paper leaf bags by the road. (Yes, you can bag leaves at this time.) Please separate branches and tree limbs and our maintenance personnel will pick them up separately. Take care not to rake too many stones into the leaf piles as they damage the leaf vacuum. See the attached document for complete guidelines.
Homeowners that have not cleared their lots by May 16th will be contacted by the Board. Someone will then be assigned to clear your lot and you will be required to pay for the cost of the cleanup.

No Mail Delivery to OSC

Dear Homeowners – We are asking that you not have any mail delivered to your Old Stagecoach Campground address. We do not have a mailroom or central mailboxes … and most homes do not have spots where mail can be left when a Board Member picks up mail for you from our mailbox on Stagecoach Road. We have had homeowners receive important items … jury duty summons, utility bills, boat registrations, etc. throughout the year including the winter months … at 206 Stagecoach Road. While we make attempts to deliver these items to you in a timely manner, that cannot always be accomplished. We are asking that all mail be directed to your permanent address instead of your summer home at OSC. If you are here full-time for the season, please rent a PO Box at the Cape May Court House Post Office on Route 9. We appreciate your help and cooperation in this matter.
