CAMPFIRES ... YES!

For those that may not have noticed, the "No Campfires" sign is down. Members of the Board did a walk/ride through our community on Friday and noted that leaf piles that were present throughout our Community had been cleared by Maintenance and felt it was time to remove the No Campfires sign.

However, we ask that you use discretion and CAUTION when starting a fire on your property. Some homeowners have not yet been down to clear their leaves and Maintenance is still working on some of the common areas as well as homeowners who have paid to have their leaves cleared.

We also received our campfire permit from the Forest Fire Service last week ... and it clearly states that a campfire cannot be larger than 2.5 ft x 2.5 ft x 2 ft. in our community.

We're attaching some Campfire Safety Guidelines for your review as well.

YES ... the Laundry Room is OPEN!

The new washers and dryers have been tested and the Laundry Room has been cleaned.

There are now 3 top loaders for larger loads as well as 2 new front loaders. There is also an extra dryer stack ... giving a total of 6 new dryers.

CAMPFIRES ... Yes or No?

Dear Homeowners ...

The "No Campfires" sign is still up at the entrance to our Community.  Here are the reasons why ...
  • As of today, the Fire Warden from the NJ Forest Fire Service has not yet been in to present us with our Campfire Permit for 2026.  
  • Our Maintenance staff was busy getting the water on, repairing leaks, updating the laundry room, and cleaning our bathhouse, log cabin, and playground among other things these last few weeks.  They began using the leaf vacuum earlier this week to remove leaves homeowners have raked to the curb and clear our common areas.  It will take a few weeks to get the majority of those leaves removed. One wayward ember from a campfire could easily ignite leaves on a neighbor's property or along the perimeter of our community.

​Therefore, we are urging everyone to be patient and wait another week or two before "sitting around the campfire".  We'll take the sign down once Maintenance has picked up most of the leaves that were raked to the curb.

PS ... The "No Campfires" sign is on a tree located on the right side of the entrance road near our large Old Stagecoach Resort sign. See attached picture.

Weekly Trash and Recycling Pickup Starts Monday, April 6th

Dear Homeowners ...

We will begin weekly trash and recycling pickup beginning on Monday, April 6th. We will continue weekly pickups on Monday only until Memorial Day. (Friday pickups will start on Friday, May 29th.)

Just some quick reminders -- 

All household trash should be bagged and not placed loosely in trash cans.  Large bulk items such as construction debris, indoor and outdoor furniture, appliances, TVs, mattresses, box springs, kitchen cabinets, bathroom fixtures, large rolls of carpeting, etc. CANNOT be left "on the curb" or in or around our dumpsters.  You can bring bulk items home or to the Cape May County Municipal Utilities Authority (www.cmcmua.com) Transfer Station on Shunpike Road which is the road leading to Home Depot.  

Recycling should be placed loosely in a designated recycling container or bin.  This includes cans, glass and plastic bottles from food, beverages, health, beauty, and cleaning products as well as paper, junk mail, and clean cardboard. No food-stained pizza boxes, please, or items with mixed plastic and metal such as strollers and toys or containers from hazardous materials such as insecticides, herbicides like RoundUp, anti-freeze, or paint. Cardboard boxes should be broken down and placed into or next to your container.  


Per the Cape May County Recycling Program,
  • Remove the caps and lids for bottles, jars, and jugs and place them in the trash.
  • Empty the contents and rinse them before placing them into your recycling container or the dumpsters.
  • Papers and cardboard should be kept dry. Keep a lid on your recycling container and close the lid on the dumpsters.

Please DO NOT place your recyclables in plastic bags. If you bring up your own recycling to the dumpsters and it is in a plastic bag, empty the contents of the bag into the recycling dumpster and throw the plastic bag in the trash dumpster.  

Please take note of the items that Cape May County recycles as it may be different from what you are used to recycling at your permanent residence.

Laundry Room Update

Dear Homeowners ...

We will need to keep our Laundry Room closed until sometime next week. The exciting news is that we are receiving new and upgraded machines. Among the changes will be some larger capacity washer and two additional dryers.

Please review the attached flyers from CALECO as there are changes to certain revenue transactions.

Association Dues Reminder (April 1)

Just a quick reminder if you're using the payment plan for your Association Dues. Your third payment is due on Wednesday, April 1st. 

A copy of the OSC dues invoice is attached for your reference.


Note: Full payment is due on or before May 1 this year to avoid late fees.
