Dear Homeowners ...
If you would like your leaves picked up at the "curb" by our Leaf Vac, you will need to rake or blow them there by Sunday evening, May 4th. The week of May 5th will be the last week that Maintenance will be using the Leaf Vac. NOTE: You can still bag your leaves for pickup. Paper leaf bags only, please! All leaves must be cleared from properties by the end of the Memorial Day weekend. Afterwards, Maintenance will clear your lot and you will be charged as follows: Cleanup will be $150.00 per lot under 3700 sq. feet and $200.00 per lot over 3700 sq. feet not including Lots 31-37 which will cost $250.00. The "No Campfires" sign is down. Campfires are permitted, but please be aware of your surroundings ... leaves still on your property, your neighbors, or a common area ... or high winds. And, of course, please have water readily available to fully extinguish the fire when you are done. The Board made a conscious decision to leave the "No Campfires" sign up until the majority of the leaves were cleared from our properties. In addition, we did not receive the permit for the 2025 season until April 11th. And yes, the Board can override the campfire permit when the decision is made in good faith and for the safety of the community. (This is directly from the Association's lawyer.) We just cannot make a decision in the opposite direction ... i.e., the Fire Marshall bans campfires but we allow homeowners to have them. Unfortunately for us, we did not initially change the sign to remove "by order of the Fire Marshall". Our apologies for that oversight and any confusion it may have caused. THANK YOU to our Maintenance crew who did a great job getting many, many leaves picked up in our community ... even with the leaf vac out of commission for 3 days last week. Attached are additional guidelines for campfires ... with information from our own Rules and Regulations as well as information from the Fire Service website. This is the main reason why. We have lots of very dry, flammable leaves throughout the community.

If you miss the deadline, you will incur a $50.00 late fee each month a balance remains unpaid. If you signed up for ACH withdrawals, you're in good shape! A payment form is attached for your convenience. Paying on time lessens work for both the Board and Property Management. Thanks in advance for your cooperation. OSC Board

Just a quick reminder that leaves need to be raked or blown to the "curb" by Sunday, May 4th for pickup by our leaf vacuum that week. After May 4th, you will need to bag your leaves (paper bags only please).
