Per our Association's Bylaws... "No tree shall be removed from any unit without the prior consent of the Association or any manager acting on behalf of the Association. Said consent shall not be unreasonably withheld when tree removal is needed to permit a certain size vacation home to be located on a lot or decks to be built." Please ... before you contract with a tree service to remove trees from your lot, you must contact the Board for approval. Sending you a quick reminder that your Association Dues need to be paid in full by Wednesday, May 1st ... just a short 2 weeks away. If you miss the deadline, you will incur a $50.00 late fee each month a balance remains unpaid. If you signed up for ACH withdrawals, you're in good shape! Dear Homeowners ... Not only is it "tax day", but it is also the last day to put in a request for OSC Maintenance to clear the leaves on your lot per our Spring Letter and a previous post.

** Note: As previously stated, leaves not cleared by the May 6th deadline will be subject to an additional $50.00 fee ($150.00, $200.00, and $250.00, respectively) for leaf cleanup as we want to utilize maintenance's time in May to get the pool ready for opening on Memorial Day Weekend, not to clear leaves. OSC Board Dear Homeowners ... You should be receiving our Spring update letter in the mail this week. In addition to the letter, the packet contains our Rules and Regulations with a few revisions, a 1-page Safety Guide, the Leaf Cleanup Guidelines, a Rental Information Form, and the Cape May County Recycling flyer. The Rules and Regulations will be posted separately, but a copy of our Spring letter and the other enclosures are attached here. We're happy to see our friends and neighbors returning to Old Stagecoach for a new season!
Dear Homeowners ... A quick reminder as you get your "home away from home" ready for the summer season ... You need to get approval for any changes as noted below in our Rules & Regulations ...
All construction, including the installation of split rail fencing, sheds, gazebos or pergolas, patios, and underground electrical wiring, requires detailed drawings including site plans and setbacks to be submitted to the Board of Trustees for approval. Please do not try to circumvent this procedure. Once approved, the Board will send an approval letter to Middle Township for those items requiring permits. The homeowner is then responsible for obtaining the necessary permits and for building decks and additions to township building codes and ordinances. The Middle Township Building Inspector’s Office has been increasingly vigilant concerning unauthorized construction to the point of taking pictures of each home in the township and keeping them on file in the Tax Office. You, as the homeowner, are permitted to do your own work. If a contractor is hired, they must be registered with the state and insured, but, you, the homeowner, are responsible for them. Construction debris cannot be placed in the Old Stagecoach trash dumpsters. You must dispose of it at the Waste Transfer Station on Shunpike, or your contractor must take it with them. No augers or any automated type digging equipment shall be used due to the uncertain position of water lines, sewer lines, underground power lines, and cable lines in the resort. A damaged line and subsequent outage could inconvenience the entire community. Dear Homeowners ... A tremendous amount of mail has accumulated from the fall and winter in the Laundry Room Mail Bin.
While the majority of the mail is thanks to Xfinity/Comcast, there are other bills, insurance forms, jury duty notices, and what look to be "official" documents for many of our homeowners. When you're down, please take a moment to look for anything that might belong to you. We will be disposing of anything not claimed before the season gets into full swing. And, if anything official is being sent to your Old Stagecoach address, please reach out to the business or government office and have your mail re-directed to your primary home or a PO Box. Thanks in advance for your cooperation. Reminder -- There will be no trash pickup today, Monday, April 1st, since our trash dumpsters are completely filled.
