We had a pickup in early March to get rid of the trash that accumulated since November 1. There weren’t many homeowners down during March … so not sure what happened — either some big clean outs or construction debris which should not have been placed in our household trash dumpsters. We won’t have a pickup until Tuesday, April 2.
Sorry … but you may need to hold your trash until after Tuesday’s pick up … or take it with you. We apologize for the inconvenience. Dear Homeowners ... The Middle Township Fire Inspector completed an inspection of our facility earlier this month. During that walk-through, she noticed a number grills or smokers on decks or in very close proximity to a trailer, deck, or shed. Per the Fire Marshall (and our Rules & Regulations), grills/smokers should not be used on a deck or on the ground within 5 feet of an overhang or building as this does present a potential fire hazard should the grill flare up or ignite grease accumulated inside or in the grease trap. NOTE: The Fire Marshall considers any type of gazebo, grill canopy, or the like an "overhang" and a grill cannot used under them.
Since the Fire Marshall typically inspects our property at the very beginning of the season, she understands that some homeowners store grills/smokers on their decks for the winter only and did not issue any citations. So as you open for the season, please take into consideration where your grill is located. Should the Fire Marshall come into our community for another violation or reason, the Association (and you) could be fined ... but more importantly, we want you to be safe and avoid a potential fire hazard on your property. Thank you in advance for your understanding. Dear Homeowners ... Since the water has officially been turned on for the season, the Fire Marshall does allow us to have campfires.
However, we would like to urge everyone to exercise caution when lighting a campfire over the next few weeks. While a number of our homeowners have cleared their leaves, there are still a large number of leaves on many properties ... and a single ember from your fire can ignite a dry pile of leaves on your property or your neighbor's. And, remember ... no burning of leaves or branches with leaves. Thank you in advance for your cooperation. ... Or did someone you know lose a friend? This stuffed animal was found on the access road into Old Stagecoach. If it's yours or belongs to someone you know, it is in the OSC Mail Bin located in the Laundry Room. 🙂
Dear Homeowners ...
The water is ON. We have not experienced any significant issues during the past week so we feel comfortable posting that the water is on and available for your use. As you connect the water to your trailer, please run the spigot for a minute or two to clear any dirt or rust from the line. Also, please check for leaks in your hose and the water lines to your trailer that may have occurred over the winter months. If you see (or hear) any leaks in the community, please call Property Management at 609-390-0300 as they have 24 x 7 phone coverage. As more and more homeowners connect to the system, we may find some leaks that weren't initially visible. If the water needs to be turned off for repairs, we will send text message alerts. If you have any questions about the water or spring start-up, please reach out to the Board at [email protected]. Also note that the Bathhouse is open and available for your use. Sincerely, OSC Board Dear Homeowners ...
Waste Management was in earlier this month (prior to our regular weekly service starting in April) to empty our 3 trash dumpsters after the winter. As of early this week, those 3 dumpsters are almost full again and there have only been a handful of homeowners in the community. PLEASE NOTE ... Our dumpsters are meant for HOUSEHOLD TRASH ONLY. Bulk trash cannot be placed in our community trash dumpsters. No furniture, mattresses, appliances, old TVs, or any other electronics. No bulk trash from shed or trailer clean outs. If you or a contractor are doing work in or outside your trailer, please do not place any construction debris in our trash. Contractors are responsible for trash removal and removal should be quoted in the contract. And, you are responsible for disposing of any bulk items or construction debris at the Cape May County Municipal Utilities Authority Transfer Station on Shunpike. You can check their website for hours and disposal guidelines. Thank you in advance for your cooperation in keeping our trash disposal costs in check. Sincerely, OSC Board Dear Homeowners ...
Since we currently have 2 Maintenance employees, we are offering a Leaf Cleanup Service (which was last offered 6 years ago in 2018). A few guidelines ...
The COSTS** ...
We hope this service will be helpful for those homeowners unable to clear the leaves themselves or those unable to get down to their property prior to the May 6th deadline for leaf cleanup. ** Note: As previously stated, leaves not cleared by the May 6th deadline will be subject to an additional $50.00 fee ($150.00, $200.00, and $250.00, respectively) for leaf cleanup as we want to utilize maintenance's time in May to get the pool ready for opening on Memorial Day Weekend, not to clear leaves. Sincerely, OSC Board Dear Homeowners ... There have been posts on other pages saying that the water is on. It is "provisionally" on. It typically takes Maintenance a week or so to look for leaks as it takes time for the the water from a broken underground pipe to seep to the surface. Water may be turned off during the day or overnight or the entire weekend to repair a leak ... and we will not be sending alerts for these shutoffs since the water is not officially on.
When we are comfortable that Maintenance has found all the "start-up" leaks, we will post the status on this Facebook page and our website, oldstagecoachresort.com. We start early, weather permitting, so that we can (hopefully) ensure water will be available to everyone by April 1st. If you have any questions about the water or spring start-up, please reach out to the Board at [email protected]. Also note that the Bathhouse is open and available for your use. Sincerely, OSC Board |
