Dear Homeowners – With the start of Spring cleaning, we just wanted to send a quick reminder that bulk trash should not be placed in our dumpsters. Large items, bulk trash, construction debris, appliances, mattresses, furniture, etc. need to be taken to the Cape May County Municipal Utilities Authority Transfer Station on Shunpike just a few miles from OSC. The facility is open weekdays as well as Saturday mornings. There is a nominal fee for disposal. Please check their website (cmcmua.com) for exact hours as they vary based on the time of year.
We recently saw a microwave oven and what appears to be a foam mattress wrapped in black plastic in our dumpsters. Bulk items increase our costs (which are already high) for trash pickup … as a single on-demand pickup costs as much as a month of weekly pickups! Please help us contain our costs by doing your part. Thanks in advance for your cooperation. Attached are the minutes and presentation from the open Board Meeting relative to Common Lots within Old Stagecoach that took place via Zoom on Wednesday, March 8th. If you have any questions or have any additional information on Lot 108, please email the Board at [email protected]
Yes … it’s that time of year again … leaf cleanup. Leaves can be blown or raked to the “curb” or placed in paper leaf bags for pickup. (No plastic, please.) Please note: If your leaves contain too many stones, maintenance will leave a note and you will need to bag your leaves. The stones damage the impeller and shoot on the leaf vacuum. Repairs this spring cost the association $1000. If you need additional time to clear your leaves, please let us know. But, bear in mind that you will need to bag your leaves after May 1st. If your leaves have not been cleared and you have not reached out to the Board, someone will be assigned to clear your lot and you will be charged accordingly. The full flyer with this year’s Leaf Cleanup Guidelines is attached. If you have any questions, please email the Board at [email protected]
UPDATE: The power is back on. (11:00pm)
========================================== The power has been out at OSC for at least an hour. Atlantic City Electric is on site. The Fire Department reported smoldering at the top of a pole. (We don't know where the pole is located.) Per the Atlantic City Electric app, the estimated time for restoration is midnight tonight. Please note ... When the electric is out, there is also no water in the bathhouse. Several of you have inquired about the status of Lot 409 and if it will be up for sale anytime soon. Unfortunately, we're unable to give you a date for the sale. Foreclosing on the property and obtaining all the paperwork has been a very time consuming process. The original property owner has turned over the deed to the land and our Condo Association now owns the lot. However, the original title to the trailer could not be found. A duplicate title was requested from the State of New Jersey, but after two months, the state reported that the title was not on file. We are now going through the same process with the State of Pennsylvania since the original owner was from Pennsylvania and the trailer was manufactured in Pennsylvania. If no title is found in PA, we'll have to look into obtaining a title for an abandoned trailer. Unlike cars, there isn't a central database for trailer VINs and the company that manufactured the trailer is no longer in business. We don't want to sell the property without the title to the trailer.
When all the paperwork is in place, rest assured, everyone will be notified about the sale. Thank you for your continued patience. Dear Homeowners … Welcome to the start of the 2023 Season at Old Stagecoach! The gate is unlocked and open for the season. You are allowed to stay overnight during the week if you choose. But remember, the water will not be turned on to individual sites until later in March (when we no longer have freezing temperatures). You’ll need to utilize the bathhouse. Our target each year is to have the water on by April 1st.
Maintenance will be in next week to tidy things up from the winter and start picking up leaves. If you are down, you can blow your leaves to the “curb” or place them in paper leaf bags for pick up. We’re looking forward to another wonderful season! See you soon! |
