================================== Dear Homeowners ... Our recycling bins were filled completely to the top this past week and our pickup is not scheduled until Tuesday, March 1. If you are down for the weekend and have recycling, please either leave it in your trailer or shed until your next visit or take it home with you. (Please do not put it in the trash bins.) If there are too many items falling from the bins or stacked around the bins, the recycling truck will not be able to empty our dumpsters. Thank you for your cooperation. Dear Homeowners ... Spring is almost here, our gate will be open full time next week, and many of our homeowners will begin their Spring Cleanup and Renovations. Some will simply change curtains or wall decor or replace a piece of furniture, but others will be looking to add a deck, build an addition, or add a shed. Did you know that any additions to your property need to be approved by the Board? Additions and decks require a drawing to be submitted to the Board for approval as well as shed size and placement. And an approval letter from the condo association is required when you submit your application to Middle Township for a building permit. If you don't have a building permit, the township building inspector can shutdown your work until a permit is obtained or go as far as making you dismantle whatever you've built. If you are planning to do any work on your mobile home, please send an email to the Board at [email protected] and a Board member will reach out to you.
And ... remember ... if you're doing any spring cleaning, indoor or outdoor furniture, mattresses, appliances, TVs, and construction materials CANNOT be placed in our dumpsters. You will need to take them to the CMCMUA Solid Waste Transfer Station on Shunpike. Check their website for hours of operation ... cmcmua.com Thanks in advance for your cooperation. Dear Homeowners … We will be testing TEXT MESSAGING today with the 95 homeowners and family members that have turned in their OPT-IN Forms. This communication platform will only be used to communicate emergency water shut offs, power outages, and other emergencies within our community. These messages will be sent through a messaging application with a number dedicated to OSC. Please add 1-833-803-4533 to your phone contact list so you know the source of the message especially if you have any Spam software on your phone. There is a fee for this service; therefore, testing will be limited. We have also limited each household to two (2) numbers due to the fees. Please DO NOT REPLY to this message (or future messages) as there is a fee for inbound messages as well as our outbound messages. However, if you thought you should be receiving a text message and you don't receive one by the end of the day today, please email your name, phone, and lot number to the Board email account noted below so we can verify that we've received your Opt-In Form and have added you correctly to our text message distribution list. If you have not yet completed your Opt-In Form and wish to receive these messages, please do so and return it to Property Management Consultants, 15 N. Our initial email test was successful so the Board will be sending a test email to our full distribution list later today. If you haven't already done so, please add the OSC Board's Gmail, [email protected], to your email address book or contact list. If you receive the message, please reply so we can verify that we reached everyone on our list and the email addresses we entered were typed correctly. (Just in case ... Don’t forget to check your Spam or Junk folder.) If you already received an email from us as part of the initial test group, there is no need to reply to this second email. If you didn't receive the test message or haven't supplied your email address in the past, please email us with your email address, name, and lot/site number and we will be happy to add you to our list. NOTE: Emails will be used to disseminate pertinent information to our homeowners in addition to postal mailings, particularly during the summer months. We do not plan to make this form of communication a daily or even weekly occurrence. However, it is your choice. If you do not wish to receive communications from us in this manner, please let us know so we can remove your name from our distribution list. Thanks in advance for your help. The OSC Board Dear Homeowners ... We had someone (best guess, a contractor) create their own road at OSC when they were leaving on Thursday. Instead of following Willow around to the Bathhouse, they cut into the field next to the playground/basketball court and drove through the horseshoe pit. In the process, they knocked the cement cover off a septic distribution point and probably did some damage to their undercarriage. The cover has since been replaced. Luckily there was no damage to our septic.
Since we don't plow our stone roads within the campground, we just wanted to make everyone aware that it is sometimes difficult to see the road, especially if you are not familiar with the campground or a particular section of the campground. So ... Please be careful if you drive around our community when the roads are snow-covered and be sure any contractors you bring in are familiar with the layout. Fingers crossed that this is the last significant snowfall for this winter! And, as of Saturday, the end of week warmth and rain has cleared away the snow. Thanks in advance for your understanding and cooperation. Several homeowners let us know they will be using the monthly payment plan to pay their association dues this year and asked if we could post reminders on our Facebook group and website. So here it is, your reminder that the February payment is due. :-) A copy of the payment invoice is attached for your reference. Thanks in advance for making your payment.
