The rain yesterday and sun during the day today has melted some of the snow ... but as you can see from the pictures, there's still a lot on the ground. Anything that melted will most likely become icy overnight.
Otto is keeping an eye on things and will report any issues, but if you feel the need to come down and check your home, please be very careful. It's now raining on top of the 3-4" of snow and the temp is above freezing. Otto reported that the access road and Main Street were plowed from the entrance at the mailbox to the boat yard.
Things are now starting to get very slushy. Temps are supposed to drop below freezing overnight and will stay below freezing for the rest of the week. The roads will most likely be VERY ICY by tomorrow. Currently all properties look good and there is very little accumulation on the trees and wires in the community. Otto is continuing to patrol the grounds and will keep us posted. If you decide to visit your property, please be very cautious. A vehicle with 4-wheel or all-wheel drive is recommended. It's still snowing at OSC. The changeover to rain has not occurred just yet ... but it's coming.
Otto has been out clearing the snow from the access road and blacktop areas. There's definitely quite a bit of snow on the ground! Thanks Otto! Just like most of your neighborhoods, the snow is coming down in Cape May Court House. Rest assured ... Otto is on-site monitoring the snow and keeping an eye on your homes. He also plans to clear the access road and blacktop areas within the community with the tractor if there is a significant accumulation.
The total snowfall is expected to be less there than other areas of New Jersey and Pennsylvania and will be changing over to rain before noon. Hopefully it will wash away most of the snow! We'll continue to post pictures and updates today and Monday. Just a quick reminder ... If you're using the payment plan for your Association Dues, your first payment is due on February 1st. Your quarterly tax payment to Middle Township is also due on February 1st. Remember, if you signed up for ACH monthly payments or a single payment last year and would like to continue having your dues automatically withdrawn from your bank account, please reach out to PMC via [email protected] or 609-390-0300 to confirm that you would like to continue using ACH. You do not need to fill out new form. ACH payments will be withdrawn from bank accounts on February 10th. Note: Full payment is due on or before May 1 again this year to avoid late fees ... A copy of the OSC dues invoice is attached for your convenience. Thanks in advance for your payment.
Dear Homeowners ... You should have received the following packet in the mail (or will shortly). It includes a letter explaining the dues structure for 2026 including the required payment into the Reserve Fund, a brief explanation of the Qualified Reserve Study, a summary of the expenditures for 2025 and the 2026 budget, payment stubs, and a contact update form.
