Dear Homeowners ...
Our Maintenance Staff will NOT be picking up leaves that are blown or raked to the "curb" this fall with the Leaf Vacuum. If you are cleaning up leaves on your property, please bag your leaves in PAPER leaf bags (can be found at Home Depot) and place them behind the trash dumpsters. If you wish to leave them at the "curb", you may want to corral them with some type of net or tarp to keep them from blowing around. And, please DO NOT place or blow any leaves into the Common Areas. After some discussion amongst the five (5) members of the newly elected/reelected Board of Trustees, the consensus after the election was to have the officers who served for the 2025-2026 season remain the same for the 2026-2027 season. In addition, two (2) Alternates were named to the Board. Board President -- Debbie Rodia Board Secretary -- Kathie Lang Board Treasurer -- Amy Stallbaum Board Trustee -- Kurt Reinert Board Trustee -- Tammy Woods Alternate -- Lucy Myers Alternate -- Tom Peters Relative to Alternate members of the Board, the Board took a longer time discussing how to handle this position. As some of you may be aware, our current Bylaws do not specifically outline the position of "Alternate" and this was brought up as a concern with the last election. The Bylaws do allow the Board President "to appoint committees from among the Members and Voting Representatives from time to time, as he may deem appropriate to assist in the conduct of the affairs of the Association". Over many years, the Old Stagecoach Board has contained "Alternate" members. Alternates have both appeared on the ballot and were elected by the Association members or have been appointed by the Board itself. The position of "Alternate" serves two purposes -- (1) "to assist in the conduct of the affairs of the Association" as stated above and (2) to learn the how the community operates and the responsibilities of the Board with the idea that he/she would easily step into the role of a full Board member should someone leave unexpectedly. The Board felt the position of Alternate was necessary for the Board and the Association itself to operate effectively over the long term. Therefore, we opted to interpret the President's ability to appoint committees to extend to Alternates. The Board also felt that appointing (or electing) two (2) Alternates to serve alongside the five (5) Trustees would be the most effective and efficient. Given that thinking, we "appointed" two (2) homeowners to serve as Alternates based on the votes they received in the August election. Lucy Myers -- Was on the ballot and received the majority of the votes for the Alternate position Tom Peters -- Write-in candidate for Alternate receiving the most write-in votes The Board will also work with the Bylaws Committee to pass along their thoughts relative to the Alternate position(s) to be incorporated as they see fit into the Bylaws revisions currently in progress. This year's end of season WATER SHUTDOWN will be occurring the week of November 9th. Outside vendors will be in to winterize our washers and our water filtration tanks ... and our maintenance staff will be blowing out our water lines. That gives you an extra weekend to complete your own shutdown activities. We also know that many New Jersey public school students are off from school Thursday and Friday, November 5th and 6th for the NJEA Teachers' Convention ... so we thought some families might want to take advantage of the long weekend. As always, the Bathhouse will be open all season for your use. The winter water spigot outside the small log cabin will also be turned on that week. (Please note: Winter water is unfiltered, untreated water that comes directly from our well. It is meant for "toilet flushing" only. The water in the bathhouse is filtered/treated.) Sincerely, OSC Board UPDATE: The power came back on quickly this time ... but considering the high winds and rain, it may go out again over the weekend. If you are on-site, please remember that no power = no water. You may want to fill a bucket or two now ... to get that extra flush later! The power is out at OSC and that means no water is being pumped up from our wells to the Community. Please do not use the Bathhouse. Those toilets only have 1 flush just like your homes. You can check the Atlantic City Electric app for updates! Thanks, OSC Board  RE-STONING THE ROADS --- We added 6 truckloads (150 tons) of new stone to S. Pine, S. Maple, S. Holly, Beach from Cedar to Hickory, Main Street, and parking areas at that end of the community on Monday, Sept 14th and Tuesday, Sept 15th. We'll be spreading more stone onto a portion of Hickory, Oak, and Holly on Monday, Sept 21st ... and filling in any spots that were missed over the next few weeks. REMOVAL OF FLORIDA ROOM AND TRAILER ON LOT 409 --- The Florida room and deck were demolished and hauled away on Monday, Sept 14th and Tuesday, Sept 15th by an outside contractor. The trailer itself was removed by the buyer on Friday, Sept 18th. It was quite an operation! POOL WORK --- The pool was drained and any cracks in the concrete were patched on Wednesday, Sept 16th by JV Pool Plastering. Thursday our Maintenance crew started repainting! Wow ... did the old paint fade!! The paint is drying and curing now. We're hoping to refill the pool early next week. RE-STONING THE ROADS --- We will be adding new stone to the rest of the South side of our community on Monday, Sept 14th and Tuesday, Sept 15th. If you are located on any of the following roads, please be sure to move your car especially if you plan to go anywhere during the day. Please do not park on the roads or any of the common areas bordering these roads. Access to the Boat Yard will also be limited during this time.
REMOVAL OF FLORIDA ROOM AND DECK ON LOT 409 --- The deteriorating Florida room and deck will be demolished and hauled away on Monday, Sept 14th and Tuesday, Sept 15th by an outside contractor. Please do not park near Lot 409 (Maple) while this work is being completed and be sure to keep your home's windows closed. Also be sure not to block the street so the contractor's vehicles and dumpster can easily move in and out of the area. POOL WORK --- And as if we didn't have enough going on next week, we will have another contractor in to drain and re-patch our pool. They are currently scheduled to be in completing the work on Monday, Sept 14th and Tuesday, Sept 15th. The day the pool is drained you may see large puddles on Main Street as well as the roads surrounding the pool. Thank you for your cooperation as we complete these activities. Sincerely, OSC Board Dear Homeowners ... As another holiday weekend approaches, we wanted to remind everyone of the Condominium Association Parking Rules which state “Park vehicles on your site only. Please do not park on the street or block driveways or neighbor’s vehicles. Overflow parking is available throughout the community with larger lots near the playground and boat yard.” And, please remember per our Bylaws, each homeowner is required to have parking available on their property. (Yes, we know there are several properties that were developed without any parking.) Our streets are also very narrow and were not meant to accommodate on-street parking. Please be sure all vehicles are parked completely on your property (and are not hanging over into the street) or use a nearby overflow parking area. We had an incident a few years ago with an emergency vehicle that could not get down one of our streets and had to go around the block. Please do not park in areas that are reserved or posted as "no parking" or utilize the 30-minute parking spaces next to the Bathhouse for overnight parking. Overflow parking can be found throughout our Community in our common areas – near the playground and bathhouse, across from the 1600 block, on S. Holly next to the boat yard, on the 900 block, and common lots throughout the community. Common area parking is meant to be shared with everyone in the community for additional family members and guests who may be visiting. A map is included for your reference. While homeowners near the common parking areas tend to be the primary users, please remember those areas are not exclusively yours, but belong to all members of our Association.
